When is the Diamondz by Danube handover date?

Updated 1 October 2026 Diamondz by Danube

Short answer

The Diamondz by Danube handover date is November 2027, the date on Danube's own project page since the May 2024 launch; the Dubai Land Department (DLD) register has no completion date filed for the tower. The DLD site inspection of 20 July 2026 put construction at 16.32% complete, while Danube's own update put it at 30% on 31 August 2026. The two progress figures differ widely, and the November 2027 date rests on Danube's word rather than a registered date.

Diamondz by Danube handover date: the latest position

Diamondz by Danube is due for handover in November 2027. That is the date on Danube’s own project page, and Propsearch records the same date from the May 2024 launch to its latest update on 17 September 2026. The Dubai Land Department (DLD) register, project number 3017, holds no completion date for the tower, so November 2027 is Danube’s date rather than a registered one. More on prices and unit sizes is on the Diamondz by Danube page.

Progress figures differ by source. The DLD site inspection of 20 July 2026 recorded 16.32% complete, up from 11.51% on 1 April 2026. Danube’s own update of 31 August 2026 put the tower at 30%, with foundations finished, the Wing A podium 3 slab and Wing B podium 1 slab cast, and all major subcontractors appointed. To finish by November 2027 from the July inspection, the remaining 83.68% would need to be built in about 16 months. Between April and July 2026 the DLD figure rose by 4.81 points.

Diamondz by Danube handover date by building

Diamondz is one 65 storey tower with two wings on a shared podium, so one date covers every unit. The DLD register lists 1,225 units; Danube’s page gives 1,219 apartments plus shops.

Building Construction progress (DLD, date) Registered completion date Developer or portal date
Diamondz by Danube (Wings A and B) 16.32%, 20 Jul 2026 Not filed Danube: November 2027. Propsearch: November 2027 (17 Sep 2026). Bayut: Q4 2027

Danube’s 30% and the DLD’s 16.32% are six weeks apart, but the gap is larger than that time alone would explain. The DLD figure comes from its own inspector.

What the Diamondz by Danube handover date means for payments

Bayut’s building guide gives 10% at booking, 50% during construction across instalments 2 to 36, 10% on handover and 30% over the 30 months after handover at 1% a month. Propsearch describes the same plan as 10%, 60% and 30% after handover, folding the handover payment into construction. On the AED 1.1 million studio launch price, the handover payment under Bayut’s version is AED 110,000, followed by AED 11,000 a month for 30 months. Because 30% is tied to the months after handover, a later handover also pushes back the end of the payment schedule.

What to check before relying on the Diamondz by Danube date

  1. The completion date written into your SPA, since the DLD register has no completion date filed to fall back on.
  2. The DLD progress for project 3017, through DLD’s project status enquiry service, since it ran about 14 points below Danube’s own figure in mid-2026.
  3. Whether your schedule matches Bayut’s 10% handover payment or Propsearch’s version, since Danube’s own page describes only a 0.5% monthly plan.
  4. Which wing your unit is in. At the end of August 2026 Danube reported the podium 3 slab cast in Wing A against podium 1 in Wing B, though it gives one date for both.
