When was Cherrywoods handed over?
Short answer
Cherrywoods is fully handed over, and the Dubai Land Department (DLD) register recorded it 100% complete on 10 October 2023. Its registered completion date was 31 May 2022, and Propsearch records completion in May 2022, while broker listings give September 2023 or Q4 2023. At launch in January 2019 Meraas promised handover in June 2021, so the townhouses arrived one to two years after that. Buyers on the launch plan paid half the price after handover, in instalments over five years.

Cherrywoods handover date: the latest position
Cherrywoods is fully handed over. The Dubai Land Department register lists the project, number 2171, as ready, with a DLD inspection recording it 100% complete on 10 October 2023. The completion date on the register is 31 May 2022. Prices, rents and floor plans are on the Cherrywoods page.
Sources disagree on the exact handover month. Propsearch records completion in May 2022, fäm Properties gives September 2023 and Aigents Realty Q4 2023. Read together with the register, handovers ran from 2022 into late 2023, between one and two years after the June 2021 date Meraas gave at launch.
Cherrywoods handover date by phase
Meraas sold Cherrywoods in three phases but registered it with DLD as a single project, so there is one registered date and one progress figure for all of them.
| Project | Construction progress (DLD, date) | Registered completion date | Developer or portal date |
|---|---|---|---|
| Cherrywoods, Al Yalayis 1 (DLD project 2171, 378 units; phases of 162, 82 and 134 homes) | 100%, 10 Oct 2023 | 31 May 2022 (Q2 2022) | June 2021 at launch; completed May 2022 (Propsearch); Sep 2023 (fäm Properties); Q4 2023 (Aigents Realty) |
Ali Mousa Holding, the phase 1 contractor, describes its contract as 378 two storey townhouses in three precincts over 22 months. That matches the DLD unit count. Propsearch and GRAF describe about 900 townhouses, and the January 2019 launch material gave 800 for the total project, so those figures appear to cover the wider masterplan rather than the registered project.

What the Cherrywoods handover date means for payments
Cherrywoods was sold on a five year post-handover plan. The launch schedule put 5% at booking, further instalments of 5% and 10% during construction and 10% at completion, 50% in total, then ten instalments of 5% every six months for five years after handover. For a townhouse handed over in mid 2022, the last instalment falls due in mid 2027; for one handed over in late 2023, in late 2028. Meraas does not publish which owners are still on the plan.
What to check when buying a resale townhouse at Cherrywoods
- Whether the seller still owes Meraas post-handover instalments, and how they will be cleared at transfer, since the five year tail can run to 2028.
- The handover date on the seller’s own documents. With sources ranging from May 2022 to late 2023, the handover certificate shows when service charges and any defects liability period started for that unit.
- The 2026 service charge, AED 7.02 per sq ft a year after a 16.8% rise on 2025 (DLD service charge index via Continental Club).
- Registered prices for the same layout. A 2,090 sq ft 3 bedroom townhouse sold for AED 3.05 million on 8 September 2026, and a 2,713 sq ft 4 bedroom for AED 3.675 million on 3 September 2026 (DLD data via Propsearch).
