The Bayz 102 handover date is 31 December 2029, the registered completion date on the Dubai Land Department (DLD) register, while Danube's own project page gives June 2029. The DLD site inspection of 6 October 2026 put construction at 6.52% complete, up from 5.86% on 30 June 2026, and Danube's internal inspection of 31 August 2026 gave 16%, with piling finished and excavation under way. Bayz 102 handover date: the latest position
Bayz 102 is registered for completion on 31 December 2029. That is the date the Dubai Land Department holds for project number 3125, and Property Finder and Bayut show the same Q4 2029. Danube’s own project page gives an earlier June 2029. The DLD site inspection of 6 October 2026 recorded the tower 6.52% complete, 22 months after the registered construction start of 1 December 2024. Danube publishes a higher figure from its own site checks. Its internal inspection of 31 August 2026 put overall progress at 16%, with shoring and piling complete and excavation in progress. The two figures come from different inspections about five weeks apart, and the DLD figure is the one on the official register. Danube described the work at the end of August 2026 as excavation, and at the October inspection about 39 months remained to the registered date.
Bayz 102 handover date by building
Bayz 102 is a single tower, so one registered date applies to every unit. The DLD register describes it as 4 basements, ground and 102 levels, with 1,088 registered units. Danube’s own page counts 956 apartments.

Earlier DLD inspections recorded about 5.2% on 23 March 2026 and 5.86% on 30 June 2026, so progress on the register rose by about 1.3 points in just over six months (Continental Club, DLD data).

The 2028 date given at the unveiling no longer appears on Danube’s pages. Danube has not announced a revision, so the move to 2029 shows only in the dates now published, and those still differ by six months.
What the Bayz 102 handover date means for payments
Danube’s published plan is 10% at booking, 59% during construction, 1% at handover and 30% over 30 months after handover. That puts 69% of the price before completion and very little on the handover day itself.
The handover date matters most for the last 30%. If handover is in June 2029, the 30 monthly payments run to about the end of 2031. If it is 31 December 2029, they run to about mid 2032. On a studio listed from AED 1.27 million, the 1% at handover is AED 12,700 and the post-handover balance is AED 381,000, or about AED 12,700 a month.
On 26 August 2026 Danube also offered Bayz 102 with 0% down and 2% a month for a limited time, a different schedule from the published plan.
What to check before relying on the Bayz 102 date
- Which date your SPA states. Danube’s page and the DLD register are six months apart, and the SPA date and its grace period are what the contract enforces.
- Which payment plan you are on. The published 10/59/1/30 plan and the August 2026 0% down offer pay out on different schedules before and after handover.
- The DLD progress for project 3125, through DLD’s project status enquiry service. In mid 2026 Danube’s own figure was about 10 points above the register’s.
- The construction stage, not only the percentage. Danube’s update of 31 August 2026 listed excavation as the current work, so the next updates will show when the basements and the first floors start.
