Bay Grove Residences handover date: the latest position
Nakheel said on 17 September 2026, when it awarded a contract worth more than AED 800 million to Metac General Contracting, that main construction works on phases 1 and 3 of Bay Grove Residences are due to finish in late 2028. The Dubai Land Department register gives earlier dates: 15 March 2028 for phase 1 and 21 September 2028 for phase 3. The DLD inspection on 21 July 2026 recorded phase 1 at 6.6% and phase 3 at 5.72%. Phases 2 and 4, the other 617 homes, had no main contractor in September 2026.

What the Bay Grove Residences handover date means for payments
The published plan is 20% at booking, 50% during construction and 30% at handover (Property Finder). One phase 2 schedule spreads the 50% over six instalments due 6 to 26 months after booking, with the final 30% due on handover at 100% completion (Sandwater, August 2026). The construction instalments follow the calendar, so a later handover moves only the last 30%. On a 1 bedroom unit at the launch price of AED 1.85 million, that is AED 555,000.
What to check before relying on the Bay Grove Residences date
- Which phase the unit is in. Phase 1 and phase 3 have registered dates six months apart, and Property Finder lists phase 3 a year after phase 1.
- Whether the phase has a main contractor. Phases 2 and 4 had none on 17 September 2026, so any date quoted for them is not yet backed by a construction contract.
- The completion date in the SPA against Nakheel’s late 2028 target. For phase 1 the registered date of 15 March 2028 sits months before the main works target, which brings the SPA grace period into play.
- The building number on resale paperwork. DLD transactions are recorded by building (Building 01 to 04 in phase 1), which shows which phase a resale unit belongs to.
