Azizi Noura handover date: the latest position
The Dubai Land Department (DLD) register lists 4 July 2028 as the completion date for Azizi Noura, project 4230 in Downtown Jebel Ali. Continental Club records Azizi’s supplied date as Q3 2028, which is consistent with it. Property Finder shows an earlier expected completion of December 2027. There is no recorded construction progress yet. The single DLD inspection, on 13 November 2025, found 0% built, and the register gives a construction start of 4 July 2026. That leaves a 15 storey tower of 269 units two years from registered start to registered completion.

The plan is 10% on booking, 40% during construction in four instalments and 50% on handover (Property Finder, Propsearch). On the median studio price of AED 588,060 (Continental Club, October 2026), the handover payment is about AED 294,000. If handover follows the register date of 4 July 2028 rather than December 2027, that payment falls about seven months later. No post-handover instalments are listed. At the launch price of AED 570,000, the handover payment would be AED 285,000. With 177 sales registered by early October 2026, almost all of them studios and 1 bedrooms bought from Azizi, most of the building’s owners face this payment on the same date.

- The completion date and grace period in the SPA, given three different dates in circulation.
- The first DLD inspection after the July 2026 start. Until then, the only official figure is 0%.
