Azizi Mirage 1 handover date: the latest position
Azizi Mirage 1 is finished and handed over. The Dubai Land Department register lists it as Completed, with 100% recorded at a site inspection on 14 October 2025. Azizi began handing over the 762 homes on the plot on 24 December 2025, under the Beach Oasis I name. Prices and sizes are on the Azizi Mirage 1 page.
The registered completion date on file is 30 April 2025, which is the date portals such as Property Finder show. It passed about six months before the building reached 100%, and the register has not replaced it. Continental Club’s copy of the register, updated 5 October 2026, lists the project as ready to move in.

How the Azizi Mirage 1 handover date has changed
The plot has a long history. Azizi announced Mirage 1 in March 2018 as an eight storey building of 186 one, two and three bedroom apartments. The scheme was later replanned as Beach Oasis, a mostly studio project, which held a sales event on 14 October 2022.

What the Azizi Mirage 1 handover date meant for payments
Two plans are on record for this plot. Property Finder and Continental Club list the 2018 Mirage 1 plan of 1% down, 49% during construction and 50% on handover. Propsearch records the Beach Oasis plan as 40% during construction and 60% on handover. Under either plan, half or more of the price fell due when keys were handed over from December 2025. No post-handover plan has been published for either.
What to check when buying a resale unit at Azizi Mirage 1
- Which name the title deed uses. The DLD records the project as Azizi Mirage 1, while Azizi markets the same homes as Beach Oasis I. Listings may use either.
- That the unit is in project 2034, not Beach Oasis 2. Beach Oasis 2 is a separate DLD project next door that was still under construction in September 2026.
- The seller’s handover date. Keys were handed over from 24 December 2025, so service charges and the defects liability period run from that unit’s handover, not from the 30 April 2025 date on file.
- That the handover payment was made. A seller with a title deed has paid the developer in full; one with only an Oqood may not have.
