Azizi Emerald is registered with the Dubai Land Department (DLD) for completion on 13 February 2028, and the developer date shown by Continental Club is Q1 2028. Prices, unit sizes and the payment plan are on the project page: Azizi Emerald.
The last DLD inspection, on 24 March 2026, recorded 3%. The building gained 3 points in the 13 months after the first inspection on 3 March 2025. To reach 13 February 2028 it would need about 4.3 points a month from March 2026. No newer DLD reading had been published by early October 2026.

The registered date of 13 February 2028 was on file from the start of construction, so the June 2027 date used in 2025 marketing was always earlier than the DLD record. Buyers who relied on broker pages may have expected handover about eight months sooner.
What the Azizi Emerald handover date means for payments
The plan is 10% on booking, four instalments of 10% at about 60, 240, 420 and 600 days after booking, and 50% on handover at 100% completion (Top Luxury Property). On an office at the AED 5.28 million launch price, the handover payment is about AED 2.64 million. The construction instalments are fixed by date, so the full 50% before handover falls due within about 20 months of booking, whatever the building’s progress.
What to check before relying on the Azizi Emerald date
- The completion date written in the SPA, compared with the June 2027 date used by brokers and the registered 13 February 2028.
- The next DLD reading. At 3% in March 2026, the register will show whether the tower has moved past basement works.
- That the listing is for Azizi Emerald in DHCC (DLD project 3566). Some broker pages describe an “Azizi Emerald” with apartments in Al Jaddaf, which does not match the commercial building on the register.
