Beach Oasis 2, the phase still to hand over, has a registered completion date of 30 April 2026, and that date has passed. The DLD site inspection of 7 September 2026 recorded the project 53.22% complete, and Azizi has not published a revised date. Beach Oasis 1, on the neighbouring plot, is finished and handed over. Progress on phase 2 has been steady but slow against the original date. The DLD recorded 40.65% at its inspection of 3 February 2026 and 53.22% on 7 September 2026, a gain of 12.57 points in about seven months, or roughly 1.8 points a month. Azizi’s own figures run lower than the DLD’s: it reported 32% on 3 February 2026 and 43% on 22 April 2026, with the structure 99% complete.

The DLD register holds Beach Oasis 2 as one project, number 3043, with 704 homes in two towers of 8 floors on a shared 2 basement and ground level. It publishes one progress figure for both towers. Azizi gives the phase 2 mix as 452 studios, 209 one bedroom and 33 two bedroom homes. For phase 1, sources disagree on size: Azizi’s handover release counts 762 homes, Propsearch 712.

Property Finder lists the phase 2 plan as 10% down payment, 40% during construction and 50% on handover. On the AED 604,000 launch price it lists, half the price, AED 302,000, falls due at handover, so the later handover also moves the largest payment later. Phase 1 launched on a different plan, 40% during construction and 60% on handover (Propsearch). With phase 1 handed over, that final 60% has now fallen due for its owners.

What to check before relying on the Azizi Beach Oasis date

1. Which phase the unit is in. Beach Oasis 1 is ready and occupied; a Beach Oasis 2 unit in Tower A or Tower B is still about half built.
2. The completion date and grace period in the SPA. The registered date of 30 April 2026 has passed, so the grace period written into the SPA decides what applies until Azizi sets a new date.
3. Which payment plan the unit was sold on. The 50% or 60% handover share sets how much is due when keys are released.
4. The inspection figure for project 3043, through DLD’s project status service. Dubai Handover notes that DLD’s daily headline figure for the project showed an invalid 188.8% in September 2026, so the dated inspection figure is the one to read.
