Property Finder lists three plans, all with 10% at launch. Two put 40% into construction, one of them in four instalments, and 50% on handover. The third puts 30% into construction in three instalments and 60% on handover. Half or more of the price is therefore due at handover. On the median registered price of AED 613,000 (Mitchells, DLD sales to 7 September 2026), the handover payment is AED 306,500 on the 50% plans and AED 367,800 on the 60% plan. What to check before relying on the Azizi Arian date
- Which date your SPA states. Units sold early in 2025 were marketed with Q4 2026, while the register holds 16 January 2028. The SPA date and its grace period are what apply.
- What triggers the construction instalments. Ask whether the 30% or 40% construction payments are tied to calendar dates or to DLD progress milestones, since the tower was at 2% in March 2026.
- The escrow bank for project number 3510. Mitchells reproduces Commercial Bank International from the DLD register, while Continental Club shows ADCB. Confirm the account in the Dubai REST app before paying.
- Whether a newer DLD inspection exists. The 2% figure is from 24 March 2026, more than six months old by October 2026.
