When is the Arisha Terraces handover date?
Short answer
Arisha Terraces has a registered completion date of 1 October 2027, and QUBE Development gives Q4 2027. The latest DLD inspection, on 19 August 2026, recorded 34.04% complete, up from 28.75% in May. At that pace the remaining work would take well over three years, so a handover after 2027 is likely unless construction speeds up.

Arisha Terraces handover date: the latest position
Arisha Terraces has a registered completion date of 1 October 2027 in the DLD project register, and QUBE Development gives Q4 2027. Prices, sizes and the payment plan are on the Arisha Terraces page.
The latest DLD inspection, on 19 August 2026, recorded 34.04% complete. The project gained 5.29 points in the three months from 14 May 2026, about 1.7 points a month. Finishing by 1 October 2027 needs close to 5 points a month. At the recent rate, the remaining 66 points would take until about the end of 2029, so either construction speeds up sharply or the date moves.
Arisha Terraces handover date by building
Arisha Terraces is four buildings of basement, ground and eight floors around a shared courtyard, registered together as DLD project 3216.
| Building | Construction progress (DLD, date) | Registered completion date | Developer or portal date |
|---|---|---|---|
| Arisha Terraces, four buildings (one DLD project) | 34.04%, 19 Aug 2026 | 1 Oct 2027 | Q4 2027 (QUBE, Continental Club, Will and Rich) |
DLD reports one progress figure for all four buildings. One agency, Grand Reve Realty, mentions Q2 2028 with phased construction in its FAQ, though its own summary still shows Q4 2027. QUBE has not confirmed any phasing.
How the Arisha Terraces handover date has changed
| Date | What happened | Source |
|---|---|---|
| 1 Oct 2024 | Construction start registered | DLD register |
| 29 Oct 2024 | Launch listings give Q4 2027 handover | Will and Rich |
| 30 Oct 2024 | Off-plan sales launch; completion expected in 2027 | Construction Week |
| 14 May 2026 | DLD inspection records 28.75% | DLD register |
| 19 Aug 2026 | DLD inspection records 34.04% | DLD register |
| 1 Oct 2027 | Registered completion date | DLD register |
The date has not been formally changed. The gap between progress and the date is the main signal: at two thirds of the way from launch to the registered date, the project is about one third built.
What the Arisha Terraces handover date means for payments
The plan is 10% on booking and then 1% of the price a month (Continental Club; Tanami Properties), which several agencies describe as 90 monthly payments. On that basis, buyers keep paying monthly whatever the handover date, and a delay does not create a lump sum at completion. For a 1 bedroom at the DLD median of AED 1,133,000, each monthly payment is about AED 11,330. An earlier launch version reported by Will and Rich included a lump sum on completion, so the SPA schedule decides how much falls due at handover.
What to check before relying on the Arisha Terraces date
- The next DLD inspection. A reading of about 55% by the end of 2026 would be needed to keep October 2027 within reach.
- The SPA completion date and grace period, and whether QUBE has applied to extend the registered date.
- The payment schedule after handover, including how many 1% instalments remain once keys are released.
Questions buyers also ask
Is Arisha Terraces finished?
No. It was 34.04% complete at the DLD inspection on 19 August 2026. Construction started on 1 October 2024.
What is the Arisha Terraces completion date?
The registered completion date is 1 October 2027. QUBE and most portals give Q4 2027.
Has the Arisha Terraces handover date been delayed?
Not officially. The date has stayed at Q4 2027 since launch in October 2024. Progress of 5.29 points between May and August 2026 is well short of the roughly 5 points a month needed to meet it.
Do all four Arisha Terraces buildings hand over together?
The four buildings are registered as one DLD project with one completion date and one progress figure. QUBE has not published separate dates per building.
