Palladium Development gives a Q3 2027 handover for Amazonia, its furnished apartment building at Al Jaddaf Waterfront, and Property Finder lists expected completion on 30 September 2027. Construction had barely started at the last published inspection. DLD recorded 0.02% progress on 29 June 2026, about 16 months before the registered date (Mitchell’s; Continental Club, DLD register).

The 1 December 2026 date survives only in Property Finder’s older description text; the same page’s timeline and the developer now give Q3 2027. The two start dates on record, March 2025 and October 2025, also differ.
What the Amazonia handover date means for payments
The plan listed by Property Finder is 10% down, 50% during construction and 40% on handover. OffPlan Insider sets the construction share as 10% after one month, 10% after two months and 5% every two months. Under that schedule most of the 60% is paid on a calendar, while the 40% balance waits for completion. If completion moves from Q3 2027 towards the registered 30 October 2027 or later, that final payment moves with it. On the median registered sale of AED 1.28 million (Mitchell’s, February to September 2026), the handover payment is about AED 512,000.

- The completion date and grace period in the SPA, since the developer’s Q3 2027 and the registered 30 October 2027 are not the same.
- The next DLD inspection. At 0.02% in June 2026, the building needs nearly all of its structure and fit-out in about 16 months. The DLD project status service shows each new inspection.
- Which instalments are time based. Instalments every two months continue whether or not construction keeps pace.
