Updated 6 October 2026 350 Riverside Crescent

Short answer

Sobha gives December 2027 as the handover date for 350 Riverside Crescent, and Property Finder lists an expected completion date of 1 March 2027; the Dubai Land Department (DLD) register has no registered completion date on file. The DLD inspection of 18 August 2026 put construction at 57.85% complete. The tower's first estimate, recorded by Propsearch when building began in May 2024, was May 2026, so the date has already moved by at least ten months.

350 Riverside Crescent handover date: the latest position

Sobha gives December 2027 as the handover date for 350 Riverside Crescent, a 750 unit tower in Sobha Hartland 2. Property Finder lists an earlier expected completion date of 1 March 2027. The DLD register, under project number 3083, has no registered completion date on file. Prices, sizes and sales are on the 350 Riverside Crescent page.

The tower is past the halfway point. The DLD inspection of 18 August 2026 recorded 57.85% complete, up 7.78 percentage points from the inspection of 13 May 2026. That is about 2.5 points a month. If that pace held, the remaining 42% would take more than a year, closer to Sobha’s December 2027 date than to March 2027.

What the 350 Riverside Crescent handover date means for payments

The share due at completion depends on the plan in the SPA. Property Finder lists 20% at launch, 60% during construction and 20% on handover. Continental Club and several brokers list 20% down, 40% during construction and 40% on handover. For a unit bought at the AED 1.26 million launch price, that is AED 252,000 or AED 504,000 due when the tower is complete. Neither version includes payments after handover.

What to check before relying on the 350 Riverside Crescent date

  1. The anticipated completion date in the SPA, since the register holds no date and published dates differ by nine months.
  2. The grace period written into the SPA, which applies on top of whichever date the contract states.
  3. The next DLD inspection for project 3083. A move well above 60% by the end of 2026 would support an earlier date; a slow rise would point to December 2027.
  4. Which payment plan applies to the unit, because a 40% handover payment needs more cash or a larger mortgage in 2027 than a 20% one.

Questions buyers also ask

What is the 350 Riverside Crescent completion date?

Sobha gives December 2027. Property Finder lists 1 March 2027 and OffplanCompare gave Q1 2027 (14 June 2026). There is no registered completion date on the DLD register for project 3083, so the date in the SPA is the one that binds.

Is 350 Riverside Crescent finished?

No. The DLD register lists it as under construction, 57.85% complete at the inspection of 18 August 2026.

Has the 350 Riverside Crescent handover date been delayed?

Propsearch recorded an estimated completion of May 2026 when construction started in May 2024. Sobha now gives December 2027, and a broker listing gave the same December 2027 date in August 2024, so the May 2026 figure may have been an early estimate rather than a promise.

When will the other Riverside Crescent towers be ready?

Sobha gives June 2027 for 330, July 2027 for 320 and December 2027 for 310, 340, 350 and 360. At DLD inspections between July and September 2026 the six towers ranged from 50.23% (310) to 60.37% (330) complete.
