The latest DLD inspection, on 30 April 2026, recorded the tower 80.05% complete. TownX said it had reached 80% in its May 2026 update and kept publishing monthly updates through August 2026, but those updates do not give a newer percentage, and the register, updated on 7 October 2026, shows no later inspection.

The January figure is worked back from the 19.53 point rise the register records between the January and April inspections. Continental Club puts the past year’s average at about 5.4% a month. At that pace the structure would have reached 100% in August 2026, well ahead of the March 2027 date, but finishing work, the completion certificate and utility connections usually take longer than the build percentage suggests.

The share due at handover depends on the plan. The launch plan put 40% on handover (20% booking, 40% during construction). TownX’s site now lists a 20/80 plan, with 80% on handover, and Bayut shows 40/60. Brokers list further 70/30, 50/50 and 30/70 options. On a studio at TownX’s list price of AED 949,000, an 80% handover payment is about AED 759,200, due around March 2027.
What to check before relying on the 11 Hills Park date
- The completion date and grace period in the SPA, since the 31 March 2027 register date is the reference point for any delay claim.
- A DLD inspection after April 2026. Until one is published, the last confirmed figure is 80.05%.
- The handover payment amount on the specific plan. With up to 80% of the price due at handover, mortgage pre-approval timing matters more than usual.
