## When will Windsor House be handed over?

The DLD project register gives Windsor House a completion date of 31 July 2029. Continental Club lists the developer's date as Q3 2029, and Bayut's building guide, updated on 17 February 2026, also says Q3 2029. That is a year later than the Q3 2028 date that several broker pages, including Proptz and OPR, printed after the project launched in July 2025. Ellington itself has not published a quarter on its project page.

## Windsor House construction update

DLD recorded 0% at its first inspection on 10 September 2025 and 3.08% at the inspection of 17 June 2026 (Continental Club, registry updated 4 October 2026). The registered construction start is 1 August 2025, one day after the launch announcement. The register describes two residential buildings of two basements, ground and 10 floors, while Continental Club's summary counts three buildings in the project. Escrow payments go to Sharjah Islamic Bank under DLD project number 4035.

At 3.08% after about ten months, most of the building work is still ahead, with just under three years to the registered date.

Units and sizes are from the DLD register via Continental Club. Launch prices are from Property Finder and GRAF; Binayah quoted AED 1.8 million for 2 bedrooms, so sources differ slightly. Amenities include adult and children's pools, a Pilates studio, yoga decks and play areas (Ellington, 31 July 2025).

## Windsor House prices and resale

DLD records 407 sales since 2025, all bought from the developer, with no resales yet (Continental Club, transactions to 3 October 2026). Median prices are AED 687,828 for studios (21 sales), AED 1,157,828 for 1 bedrooms (172 sales), AED 1,645,828 for 2 bedrooms (170 sales) and AED 2,148,828 for 3 bedrooms (34 sales). The median across all sales is AED 15,709 per square metre, about AED 1,459 per sq ft.

Recent registrations include a 2 bedroom of 116.5 square metres at AED 2,048,828 on 24 September 2026 and a 3 bedroom of 138.6 square metres at AED 2,050,828 on 30 September 2026. GRAF says Ellington's own allocation is sold out, so most units now come through resale or assignment.

## Windsor House payment plan

Windsor House is sold on a 70/30 plan with no post-handover instalments. The schedule published on Offplans.com is:

1. 20% on booking, plus the 4% DLD fee and an AED 1,720 registration fee.
2. 10% at 60 days, then 5% at 120, 180, 240 and 360 days after reservation.
3. 5% each at 20%, 30%, 40% and 50% construction.
4. 30% on completion.

About 40% of the price is paid within a year of booking, on fixed dates. The four construction-linked 5% instalments follow site progress.

## Windsor House developer and delivery record

Ellington Properties is a Dubai developer known for design-led mid-rise buildings in JVC, MBR City, Dubai Hills Estate and Palm Jumeirah. Its first Dubai Hills project, Ellington House, was recorded 100% complete by DLD on 29 July 2025 against a registered completion date of 28 February 2025, and Ellington announced its handover on 29 September 2025. Windsor House is its first project in Dubai South (Ellington, 31 July 2025).

## What to check before buying at Windsor House

1. **The date in the SPA.** Broker material published after launch said Q3 2028; DLD now shows 31 July 2029.
2. **Which building the unit is in**, since the register and Continental Club give different building counts.
3. **The 30% due on completion.** For a 1 bedroom at the DLD median that is about AED 347,000, due in or after mid 2029.
4. **Resale price against the developer price.** With no resales registered yet, assignment prices have no DLD resale benchmark.
