## When will Wellington Ocean Walk be handed over?

The Dubai Land Department (DLD) register gives Wellington Ocean Walk a completion date of 16 December 2028, and Property Finder lists the same date. The developer's own stated handover is a year earlier, Q4 2027, and that is the date quoted by Continental Club as developer supplied, by Metropolitan and by Driven Properties.

At the last DLD inspection, on 27 July 2026, the building was 15.9% complete. Reaching 100% by the end of 2027 would need about five points a month from July 2026, against about one point a month between April and July. The registered December 2028 date is the more cautious of the two. Continental Club's straight-line projection from recent readings gives July 2031, which is a calculation, not a developer date.

## Wellington Ocean Walk construction update

Construction started on 16 September 2025, the day after sales opened (Property Finder; DLD register). The DLD project number is 4026 and the escrow bank is Mashreq Bank. DLD inspections recorded 0% on 19 August 2025, 3.98% on 26 January 2026, 12.93% on 29 April 2026 and 15.9% on 27 July 2026 (DLD register via Continental Club, registry updated 7 October 2026).

The fastest period so far was February to April 2026, about nine points in three months. Progress then slowed to 2.97 points between April and July. The building has a ground floor, two podium levels, eight residential floors and a rooftop.

## Wellington Ocean Walk homes and sizes

The DLD register lists 79 homes. Continental Club's description gives 36 one bedroom apartments, 32 two bedroom apartments and 11 three bedroom duplexes. Metropolitan states that every unit is sold furnished, with either a private jacuzzi or a home office, and places the building on the first beachfront line near Deira Island Bridge.

## Wellington Ocean Walk prices and resale

Starting prices differ by source. Property Finder lists a launch price from AED 2,233,030, while Metropolitan advertised a launch price from AED 1.65 million for a 1 bedroom with study.

Registered sales are the firmer guide. Continental Club counts 41 DLD sales since 2025, none of them resales, at a median of AED 24,684 per square metre, about AED 2,293 per sq ft (transactions to 6 October 2026). By type:

- 1 bedroom: median AED 2,135,000 for about 904 sq ft (28 sales)
- 2 bedroom: median AED 3,420,422 for about 1,485 sq ft (8 sales)
- 3 bedroom: median AED 3,513,463 for about 1,733 sq ft (5 sales)

The latest recorded sale was a 1 bedroom of about 908 sq ft for AED 2,000,000 on 30 September 2026. Property Finder lists earlier sales of a 1 bedroom of 907 sq ft at AED 1,920,000 on 27 July 2026 and a 3 bedroom of 1,717 sq ft at AED 3,650,000 on 22 June 2026, both below its current "from" prices for those types.

## Wellington Ocean Walk payment plan

Both published plans put 45% of the price after handover. Property Finder lists 10% at launch, 45% during construction in seven instalments and 45% after handover. Metropolitan lists 10% on booking, 40% during construction, 5% on handover and 45% after handover at 1% a month for 45 months. On either plan, more than half the price is paid before completion, and the post-handover instalments start only once the building is delivered.

## Wellington Ocean Walk developer and delivery record

Wellington Developments was founded in 2016 as ANK Developers and rebranded in 2024 (Driven Properties). Its other Dubai projects, including Wellington Grand Villas in Meydan and South Park Residences in Dubai South, are listed with Q4 2027 completion targets, and Driven Properties lists no completed project for the company. Ocean Walk is therefore among its first buildings, with no delivery record yet to compare.

## What to check before buying at Wellington Ocean Walk

1. **Which date the SPA uses.** The developer quotes Q4 2027, but the DLD register holds 16 December 2028.
2. **When the post-handover instalments start**, since 45% of the price depends on the handover date.
3. **The asking price against DLD sales.** Recent registered sales of 1 bedrooms were at about AED 1.9 million to AED 2.1 million, below some asking prices.
4. **What the furnishing package covers**, as Metropolitan says all units are sold furnished.
