## When will Wellington Ocean be handed over?

The Dubai Land Department (DLD) project register gives Wellington Ocean a completion date of 19 December 2027. The developer-supplied handover date shown by Continental Club is Q4 2027, which matches. The register lists the building under its full name, Wellington Ocean By Ank Motiwala Developments, as project 3452, with the registered area given as Palm Deira.

Property Finder still shows a delivery date of December 2026, a year earlier than the register. Another broker page quoted Q1 2027.

At the DLD inspection of 27 July 2026 the building was 26% complete, leaving 74% of the work for the 17 months to the registered date.

## Wellington Ocean construction update

The register records a construction start on 20 December 2024. Continental Club shows progress up 10.05 points between the inspections of 22 April 2026 and 27 July 2026, which puts the April figure at about 15.95%. A broker page that quoted the same start and end dates had earlier shown 5% complete. The July inspection is the latest published as of the register update on 25 September 2026.

To reach 100% by 19 December 2027, the building would need about 13 points a quarter, close to the pace it managed between April and July 2026.

## Wellington Ocean homes and sizes

Wellington Ocean is a single low-rise building of ground plus six floors. The developer describes two duplexes on the ground floor, parking on the first floor and apartments on floors two to six, with a pool podium and a rooftop with a padel court, cinema and running track. Its stated mix of 49 homes is 12 one bedrooms with private pools, 11 one bedrooms without, 24 two bedrooms and 2 duplexes.

## Wellington Ocean prices and resale

Property Finder, accessed 11 October 2026, lists a launch price of AED 1.7 million, with 1 bedrooms from AED 1.7 million, 2 bedrooms from AED 2.2 million and 3 bedroom duplexes from AED 4.9 million. A broker page gives a lower starting price of AED 1.65 million.

DLD data via Continental Club (register updated 25 September 2026) shows 32 sales, only one of them a resale. The median price was AED 23,150 per square metre, about AED 2,151 per sq ft, up 9% on the previous 12 months. Medians by type were:

- 1 bedroom: AED 1,904,870 (18 sales, about 861 sq ft)
- 2 bedroom: AED 2,801,526 (13 sales, about 1,453 sq ft)

Recent registered sales ran from AED 1,624,964 for a 1 bedroom of 68.6 square metres in January 2026 to AED 3,584,239 for a 2 bedroom of 163.4 square metres in February 2026.

## Wellington Ocean payment plan

Property Finder lists 10% at launch, 40% during construction, 5% on handover and 45% after handover. A separate unit listing shown by Continental Club quotes a 20% booking amount for a 1 bedroom of 895 sq ft at AED 2,200,824, so terms vary by release. With 45% due after handover, most buyers keep paying the developer after they receive the keys.

## Wellington Ocean developer and delivery record

The register names A N K Motiwala Real Estate Development as the developer. Continental Club groups it under Wellington Developments, alongside AK Homes, Wellington Elite and Wellington Ocean Real Estate Development. The group has five projects in the DLD register, one completed in November 2019 and four under construction (as of 22 September 2026).

## What to check before buying at Wellington Ocean

1. **The project name on the SPA.** Wellington Ocean and Wellington Ocean Walk are separate DLD projects with dates a year apart.
2. **The completion date in the SPA.** Property Finder's December 2026 figure no longer matches the register.
3. **The post-handover instalments.** 45% falls due after completion, so the monthly schedule and any penalty for late payment matter.
4. **Pool units.** 12 of the 23 one bedrooms have private pools, and 2 bedroom sizes run from 1,060 to 2,725 sq ft, so prices differ widely within the same type.
