## When will Wellington Grand Villas be handed over?

The Dubai Land Department (DLD) register gives Wellington Grand Villas a completion date of 24 January 2028. Brokers selling for the developer give a handover target of Q4 2027 (21st Century Real Estate, July 2025; Augusta Properties, 23 September 2026). The DLD inspection of 27 July 2026 recorded the project 50.91% complete, so about half the work remained with 18 months to the registered date.

The project is registered by MBR Mansions Real Estate Development, a Wellington Developments company, in Wadi Al Safa 3, the DLD area name for MBR City District 11 (DLD project number 3518).

## Wellington Grand Villas construction update

Construction started on 25 March 2025. DLD inspections recorded 37.78% on 23 April 2026 and 50.91% on 27 July 2026, a gain of 13.13 points in about three months (DLD register via Continental Club). At that pace, the remaining 49 points would take about a year, inside the Q4 2027 target. The escrow bank is United Bank Limited (Mitchells).

## Wellington Grand Villas homes and sizes

The DLD register describes 22 villas, each with a basement, ground floor, first floor, second floor and roof top, plus shared amenities. The developer markets 5 and 6 bedroom villas and 6 bedroom mansions in a gated community with a lagoon, a sand pool, a zen garden, an outdoor cinema and a jogging track. Each villa has its own pool, rooftop deck and basement theatre room (Continental Club, from developer material).

Marketed sizes are from OffPlanVilla and 21st Century Real Estate. DLD sale records via Mitchells show much smaller areas, likely because the two use different measures of the built and outdoor space; neither source explains the gap.

## Wellington Grand Villas prices and resale

Augusta Properties lists 5 bedroom villas from AED 18 million (23 September 2026). Mitchells lists 18 villa sales registered between 18 August 2025 and 9 March 2026. Most 5 bedroom sales fell between AED 17,995,610 and AED 20,000,000, or roughly AED 2,900 to AED 3,300 per sq ft on the DLD area. The latest three, on 2, 6 and 9 March 2026, were AED 19,650,000, AED 19,762,000 and AED 19,304,319. One 6 bedroom villa sold for AED 26,000,000 on 29 September 2025. No sales were registered between March and early October 2026.

Before launch, the land itself was registered at AED 48,588,000 on 12 June 2023 and AED 64,500,000 on 12 October 2023 (DLD via Mitchells).

## Wellington Grand Villas payment plan

Both published versions are a 35/65 plan. Continental Club lists 10% as a down payment, 25% during construction and 65% on handover. Augusta Properties lists 20% on booking, 15% during construction and 65% on handover (23 September 2026). No post-handover instalments are listed. On an AED 18 million villa, the handover payment is about AED 11.7 million.

## Wellington Grand Villas developer and delivery record

Wellington Developments, linked to ANK Motiwala Developments, has five projects in the DLD register across three communities. One is completed, handed over in November 2019, and four are under construction, with the latest registered handover in December 2028 (Continental Club, 22 September 2026). Its other current projects include Wellington Ocean on Dubai Islands and South Park Residences in Dubai Industrial City. Its completed record in Dubai is therefore one project.

## What to check before buying at Wellington Grand Villas

1. **The villa's plot and built-up area in the SPA**, since marketed sizes are about twice the areas on DLD sale records.
2. **The handover clause**, since the developer's Q4 2027 target is earlier than the registered 24 January 2028 date.
3. **Funding for the 65% handover payment**, which on most villas is above AED 11 million.
4. **The service charge for the shared lagoon and gated areas**, which has not yet been set by a RERA budget.
