The Dubai Land Department (DLD) project register, where the building is listed as "Voi Residence By Hvm Living", gave a registered completion date of 30 September 2026. That date has passed. The last DLD inspection, on 6 July 2026, recorded the building 15.62% complete, so most of the work was still ahead when the date arrived. No revised date had been registered by 11 October 2026. Listings have moved on their own: Propsearch shows Q4 2026, JRE and Palmera Q1 2027, Ezre Q2 2027 and DubaiHaus 30 June 2027. None of these is a date filed by HVM Living with DLD. Progress rose by 5.75 points between the inspections of 15 January 2026 and 6 July 2026, to 15.62% (Continental Club, register updated 25 September 2026). That pace is a little under one point a month. Propsearch names Shine Square Building Contracting as main contractor and Al Gafry Consulting Architects Engineers as architect. The developer's filed estimate of the build cost is AED 21 million. Palmera lists 1 bedrooms from AED 933,087. DLD recorded 28 sales between 27 May 2025 and 17 September 2026, all from the developer, at a median of AED 12,163 per square metre, about AED 1,130 per sq ft (Continental Club; Mitchells). Studios of 295 sq ft registered at AED 324,928 in June 2025. 1 bedrooms ranged from AED 735,060 for 715 sq ft to AED 932,351 for 811 sq ft, and 2 bedrooms from AED 940,416 for 795 sq ft to AED 1,513,532 for 1,166 sq ft. The latest sales, on 17 September 2026, were a 1,004 sq ft 2 bedroom at AED 1,120,536 and a 1,174 sq ft 2 bedroom at AED 1,300,000. ## VOI Residence by HVM Living payment plan The plan listed most often (Alnair; Palmera; JRE) is: - 20% on booking - 25% during construction - 7% on handover - 48% over two or three years after handover A second plan is 20% on booking, 32% during construction and 48% on handover. Continental Club shows 10/50/40 and Ezre shows 20/20/60, so the plan in each SPA needs checking. ## VOI Residence by HVM Living developer and delivery record The register lists HVM Living Real Estate Development as the developer. Its VOI Residence page went live in October 2024, the same month as the registered construction start, and gives an office address on Sheikh Zayed Road. No other HVM Living project, completed or under way, is named in the sources reviewed.
