## When will Vincitore Wellness Estate be handed over?

The Dubai Land Department (DLD) project register holds a registered completion date of 15 February 2030 for Vincitore Wellness Estate (project number 4148). Property Finder shows the same February 2030 date, and Continental Club records Q1 2030 as the developer supplied date.

Earlier dates still appear online. Gulf News reported a Q2 2029 handover on 28 November 2025, some broker pages repeat Q2 2029, and Propsearch shows Q4 2029. The registered February 2030 date is the latest of these and is the one now on the register.

## Vincitore Wellness Estate construction update

The register records a construction start of 15 December 2025. The DLD site inspection of 14 July 2026 still recorded 0% progress (Mitchell's, status as at 27 September 2026). An earlier inspection on 28 October 2025, before the registered start, also recorded 0% (Continental Club). The escrow account is held at Mashreq Bank. No developer construction update with a percentage had been published by 11 October 2026.

## Vincitore Wellness Estate homes and sizes

Vincitore describes the project as the world's largest designer wellness residential tower, with homes designed with doctors and wellness experts and more than 65 wellness amenities across 8 floors. Propsearch lists two buildings of 36 storeys each, in Wadi Al Safa 3 in Majan, next to Al Barari. Zawya put the project value at AED 2.2 billion on 5 November 2025.

## Vincitore Wellness Estate prices and resale

Vincitore launched the project on 8 October 2025 (Zawya). Propsearch records launch prices from AED 800,000, and Property Finder shows a starting price of AED 889,000 with studios from AED 800,000, 1 bedrooms from AED 1.2 million, 2 bedrooms from AED 1.4 million and 3 bedrooms from AED 2 million. Property Finder now marks the project as sold out (accessed 11 October 2026).

DLD-registered sales to 5 October 2026 give medians of AED 852,000 for studios (42 deals), AED 1,325,000 for 1 bedrooms (88 deals) and AED 2,078,000 for 2 bedrooms (29 deals), an overall median of about AED 1,856 per sq ft (Continental Club). Recent sales include a 1 bedroom at AED 1,300,000 on 5 October 2026 and a studio at AED 852,000 on 2 October 2026. No resales had been registered.

## Vincitore Wellness Estate payment plan

Vincitore launched what it called Dubai's first construction-linked post-handover plan (Zawya, 8 October 2025). Property Finder lists it as 20% on booking, 50% during construction in 10 instalments, 6% on handover and 24% after handover. Casadior lists the post-handover share as payable within 24 months. On an AED 889,000 studio that is AED 177,800 at booking, AED 444,500 during construction, AED 53,340 on handover and AED 213,360 after handover. Brokers also list a 60/40 plan (20/40/40) and a 50/50 plan. At launch Vincitore also offered an investor plan with a guaranteed 8% net return for 3 years.

## Vincitore Wellness Estate developer and delivery record

Vincitore Realty is a Dubai developer known for smaller themed buildings in Arjan. It handed over Vincitore Palacio in December 2017 (Middle East Construction News, 4 December 2017) and Vincitore Benessere in January 2025 (GoDubai, 24 January 2025). Benessere's DLD registered completion date was 9 January 2023, and the DLD recorded it 100% complete on 8 January 2025, about two years after that date (Mitchell's). With 1,475 units, Vincitore Wellness Estate is several times larger than Benessere, which has 419 registered homes.

## What to check before buying at Vincitore Wellness Estate

1. **Which handover date the SPA states**, since marketing has given Q2 2029, Q4 2029 and February 2030.
2. **Progress at the next DLD inspection.** The register showed 0% in July 2026, seven months after the registered start.
3. **The post-handover instalments.** On the main plan, 24% of the price is still owed after handover, so a later handover also pushes back the end of the payments.
4. **Any guaranteed return terms**, including who pays the return and how it is set off against the price.
