## When will Vida Residences Hillside be handed over?

The Dubai Land Department (DLD) register gives Vida Residences Hillside a completion date of 31 May 2029. Portals agree: Property Finder lists 31 May 2029, while Propsearch and Metropolitan give May 2029 or Q2 2029. The project appears in the register under the developer name Dubai Hills Estate L.L.C, the Emaar company behind the community (Propsearch).

The last DLD inspection, on 4 May 2026, recorded the project 10% complete. That leaves about three years for the remaining 90%. Continental Club, which projects forward from the pace between inspections, puts 100% in July 2032. That is a calculation from early-stage readings, when progress is usually slow, and not a developer date.

## Vida Residences Hillside construction update

The DLD register records construction starting on 30 June 2025 (DLD project number 3534). DLD inspections show 0% on 4 February 2025, 0.57% on 10 September 2025, 5.01% on 14 January 2026 and 10% on 4 May 2026 (DLD register via Continental Club, registry updated 8 October 2026). Progress roughly doubled between January and May 2026.

The register lists three buildings and Emirates Islamic as the escrow bank. Propsearch describes two towers, Tower A at 22 storeys and Tower B at 21, over one basement level, and records a project value of AED 508.7 million filed before construction. Continental Club's project description splits the 500 homes as 184 in Tower A, 308 in Tower B and 8 townhouses.

## Vida Residences Hillside homes and sizes

The project is part of the Vida brand, Emaar's hotel and residence label, and is developed with Vida Hotels and Resorts (Propsearch). The DLD register lists 500 homes: 254 one bedroom, 166 two bedroom and 80 three bedroom units.

Sizes are from Property Finder's Tower A floor plans and prices are its "from" figures, accessed 11 October 2026. Registered sales show some smaller 1 bedrooms of about 735 sq ft. Shared facilities listed by Metropolitan include a gym, a yoga area, tennis courts, a jogging track and a 200-seat amphitheatre, with many homes facing Dubai Hills Park.

## Vida Residences Hillside prices and resale

Prices started from AED 1.82 million at launch (Propsearch; Metropolitan). Property Finder lists a launch price of about AED 1.9 million and marks the project sold out.

Sources disagree on when sales opened. fäm Properties gives 11 February 2025, while Property Finder gives 30 June 2025, the same day the DLD register records construction starting. Propsearch first traced the project in January 2025.

DLD-registered sales give a clearer picture than asking prices. Continental Club counts 445 sales since 2025, none of them resales, at a median of AED 27,633 per square metre, about AED 2,567 per sq ft (transactions to 7 October 2026). By type, the medians were about AED 2,632 per sq ft for 1 bedrooms, AED 2,541 for 2 bedrooms and AED 2,417 for 3 bedrooms. Recent sales listed by fäm Properties include:

- a 1 bedroom of 735 sq ft for about AED 1.9 million on 22 September 2026
- a 2 bedroom of 1,074 sq ft for about AED 3.0 million on 18 September 2026
- a 1 bedroom of 743 sq ft for about AED 1.9 million on 7 September 2026

Propsearch reports September and October 2026 sales of about AED 1.94 million to AED 2.04 million for 1 bedrooms, AED 3.01 million to AED 3.13 million for 2 bedrooms and AED 4.41 million to AED 4.47 million for 3 bedrooms. Continental Club records the median price per square metre 4% lower than a year earlier.

## Vida Residences Hillside payment plan

The published plan is 10% on booking, 70% during construction and 20% on handover (Property Finder; Propsearch; Metropolitan). Property Finder states the 70% is paid in seven instalments. Metropolitan also mentions a limited 2.5% monthly plan for UAE residents, subject to approval. The 4% DLD fee is due on top of the price. With 80% paid before completion, most of the price falls due while the building is still going up.

## Vida Residences Hillside developer and delivery record

Emaar Properties is the master developer of Dubai Hills Estate, and the project is registered to Dubai Hills Estate L.L.C, its community development company (Propsearch; DLD register). The project has an escrow account with Emirates Islamic, so buyer payments are held for construction. It is still at an early stage, so its own delivery against the 31 May 2029 date cannot yet be judged.

## What to check before buying at Vida Residences Hillside

1. **Which building the unit is in.** The register lists three buildings under one project number, and Tower A, Tower B and the townhouses may not finish together.
2. **The completion date and grace period in the SPA**, compared with the registered 31 May 2029.
3. **The price paid against registered sales.** Resales are priced against DLD medians of about AED 2,400 to AED 2,650 per sq ft, and Continental Club records a 4% fall over the past year.
4. **How much has already been paid.** On a resale, the seller's instalments to date and the remaining construction payments pass to the buyer.
