## When will Verdana be handed over?

Verdana is a phased community by Reportage Properties in Dubai Investments Park (DIP). The eight newer phases, filed in the Dubai Land Department (DLD) register by Reportage Plus as Verdana 3 to Verdana 10, carry three sets of registered completion dates:

- 30 September 2028: Verdana 3, 4 and 5
- 31 December 2028: Verdana 6, 7 and 8
- 31 March 2029: Verdana 9 and 10

Portal handover quarters do not always match these dates. Dubainary lists Verdana IV for Q2 2028 and Verdana VI for Q2 2029, for example. Part of the gap is naming: the register also holds separate "Verdana Residence" registrations for apartment buildings, and portal phase names do not map neatly onto them.

## Verdana construction update

The register shows almost no building work yet on the newer phases. Verdana 6 was 0.14% complete at its DLD inspection on 22 July 2026, the highest figure among the eight. Verdana 4 was 0.13% and Verdana 7 0.12% on the same date. Verdana 3 and 5 were 0.11% and 0.1% on 28 July 2026. Verdana 8 and 10 were last inspected in December 2025 at 0%, and Verdana 9 at 0% on 13 May 2026.

Registered construction starts were 30 September 2025 for Verdana 4, 31 December 2025 for Verdana 6 and 31 March 2026 for Verdana 9. Escrow accounts are at Commercial Bank of Dubai (Continental Club, registry updated 4 October 2026).

The first Verdana phase (DLD project 2470) was 96.14% complete on 3 June 2026, against a registered completion date of 31 December 2025 (dxbpropy).

## Verdana homes and sizes

The newer phases mix apartment buildings and townhouse blocks. The eight registrations hold 1,774 units: 131 in Verdana 3, 306 in Verdana 4, 271 in Verdana 5, 280 in Verdana 6, 293 in Verdana 7, 154 in Verdana 8, 204 in Verdana 9 and 135 in Verdana 10.

## Verdana prices and resale

Portal starting prices in October 2026 ranged from about AED 545,000 for Verdana III and AED 560,000 for Verdana IV to AED 1.2 million for Verdana V and VI and AED 1.49 million for Verdana X (Dubainary). Real Estate Club Dubai put studios in earlier phases at about AED 340,000 to AED 390,000 in June 2026.

DLD sales show what buyers paid in 2026, all bought from the developer:

- Verdana 4: 156 sales, median about AED 1,256 per sq ft; AED 929,622 to AED 2,236,503 in August and September 2026
- Verdana 6: 80 sales, median about AED 1,182 per sq ft; AED 1,002,410 to AED 2,083,200 in the same period
- Verdana 9: 27 sales, median about AED 1,121 per sq ft; AED 990,152 to AED 2,042,880 in September 2026

Per sq ft figures are converted from Continental Club's per square metre medians.

## Verdana payment plan

Reportage offers several plans per phase, with a discount for paying more up front. For Verdana III, JRE lists:

1. **10% on booking, 43% at 1% a month until handover, 47% on handover**
2. **20% on booking, 43% monthly, 37% on handover**
3. **30% on booking, 43% monthly, 27% on handover**

For Verdana V, OffPlanIndex lists options from 20% on booking, 10% after 12 months and 70% on handover (2% discount) to 30% on booking, 35% during construction and 35% on handover (15% discount). On a AED 545,000 unit, a 47% handover payment is about AED 256,000.

## Verdana developer and delivery record

Reportage Properties is part of Reportage Group and also builds [Reportage Hills](/projects/reportage-hills/) and [Reportage Village](/projects/reportage-village/). Its record at Verdana itself is mixed. The first Verdana phase passed its 31 December 2025 registered date and was 96.14% built in June 2026. Verdana Residence 2, filed by Reportage Prime, had a registered date of 30 April 2026 but was 20% complete at a DLD inspection on 11 May 2026 (Dubai Handover). Both show registered dates at Verdana slipping.

## What to check before buying at Verdana

1. **Which DLD registration the unit is in**, since Verdana 3 to 10 and the Verdana Residence buildings have different dates.
2. **The completion date and grace period in the SPA**, given that earlier Verdana phases passed their registered dates.
3. **The size of the handover payment.** Low deposit plans leave up to 70% due at completion.
4. **Mortgage fit for small units.** Real Estate Club Dubai notes that cheaper studios can fall below some banks' minimum loan size.
