## When will Veona by Gutti be handed over?

The Dubai Land Department (DLD) register gives Veona by Gutti a completion date of 31 December 2027. Gutti Development states an anticipated completion of Q4 2027 on its official project page, reviewed on 3 September 2026, and Property Finder lists December 2027. Data Habibi records an original developer promise of Q2 2027, which means the date has moved back about six months.

At the DLD inspection on 18 June 2026, the building was 11.08% complete, with about 18 months left to the registered date. Veona is a low-rise building, ground plus podium plus five floors, so the remaining work is smaller than for a tower.

## Veona by Gutti construction update

The register records construction starting on 1 November 2025, the same day Property Finder gives for the start of sales. Data Habibi gives an earlier start in July 2025. The DLD inspection on 18 June 2026 recorded 11.08% (Mitchells).

The building is in Wadi Al Safa 5, Dubailand Residence Complex, registered as DLD project 4001 under the name Veona By Gutti. The escrow account is held at Mashreq Bank. Design House Engineering Consultancy designed the building, according to Data Habibi.

## Veona by Gutti homes and sizes

Gutti lists 87 homes in 18 layouts, plus two retail units, which matches the 89 units in the register. Mitchells counts 84 homes. Apartments come furnished, with Siemens kitchen appliances and home automation, and some have private terraces and jacuzzis.

Published sizes and prices are from ezre's copy of Gutti's price list. Data Habibi and OffPlanIndex list larger 2 bedrooms of up to 2,172 sq ft. Registered sales are DLD records from March to September 2026, via Mitchells.

## Veona by Gutti prices and resale

Property Finder gives a launch price of AED 630,000, Data Habibi AED 640,000 and Gutti's price list AED 647,967 for the smallest studio. Mitchells counts 25 registered sales between 10 March and 17 September 2026, at a median of AED 986,000, or AED 1,463 per sq ft, for a median size of 752 sq ft. That is 1.1% above the Dubailand Residence Complex off-plan median of AED 1,447 per sq ft.

Studios have sold at about AED 1,633 per sq ft and 1 bedrooms at about AED 1,343 per sq ft (Mitchells). Recent registrations include a 449 sq ft studio at AED 681,541 and a 1,259 sq ft 2 bedroom at AED 1.4 million, both on 21 September 2026 (Data Habibi). Data Habibi showed 20 units, about 11%, still available in October 2026.

## Veona by Gutti payment plan

Gutti's current plan is 20% on booking, 20% during construction in four 5% instalments, and 60% on completion, with the 4% DLD fee and an admin fee at booking (Gutti; ezre). Earlier listings show different splits: 10/40/50 on Property Finder and Data Habibi, and 10/30/60 on OffPlanIndex. Under Gutti's current plan, 60% of the price is due at handover, about AED 389,000 on the cheapest studio.

## Veona by Gutti developer and delivery record

Gutti Development, registered with the DLD as Gutti Real Estate Development, is based in The Onyx Tower 2 in Dubai. Its website presents Veona as its only project, so the company has no completed building in Dubai to judge its delivery record by.

## What to check before buying at Veona by Gutti

1. **Which payment plan the SPA uses.** At least three versions have been advertised, and the share due at handover ranges from 50% to 60%.
2. **The completion date in the SPA.** Early buyers may hold a Q2 2027 date, while the register says 31 December 2027.
3. **The next DLD inspection**, to see whether progress has moved on from 11.08% in June 2026.
4. **The exact layout.** Veona has 18 layouts, and 1 bedrooms range from 757 to 1,170 sq ft.
