## When will Urban Park Residences be handed over?

The Dubai Land Department (DLD) register still gives Urban Park Residences a completion date of 1 April 2026. That date has passed. The last DLD inspection, on 30 July 2026, recorded the building 67.62% complete, so the registered date no longer reflects the site. The developer's stated handover was Q2 2026 (Continental Club, developer supplied). Several portals have since moved to Q4 2026, including JRE, which gives December 2026, and Casadior.

Continental Club's own projection, based on the pace between inspections of about 2.29 points a month, puts 100% at around 2 October 2027. That is a calculation, not a developer commitment. Mitchells notes that a passed registered date means only that the register has not been updated, not that the building is handed over.

## Urban Park Residences construction update

Construction started on 1 October 2024 (DLD project number 3230). DLD inspections recorded 40.79% on 8 August 2025, 46.00% on 6 January 2026 and 67.62% on 30 July 2026 (DLD register via Continental Club). Progress was slow through late 2025, about five points in five months, then picked up to about 22 points between January and July 2026.

Propsearch, updated 25 August 2026, records the main contractor as Strong Walls Constructions and a project value filed with DLD of AED 69.74 million. The plot was first meant for a different building, Rufi Park View, which was cancelled. The DLD register lists the project as active, with United Bank Limited as the escrow bank.

## Urban Park Residences homes and sizes

The tower has two basement levels, a ground floor and 15 upper floors, with 187 apartments (Urban Venture; Propsearch). The DLD unit mix is below.

Sizes and unit counts are from the DLD register via Continental Club. Building features listed by the developer include smart home systems and building-wide Wi-Fi, with pools, a gym, a yoga deck and EV charging among the shared facilities.

## Urban Park Residences prices and resale

At launch in 2024, studios were priced from AED 674,809, 1 bedrooms from AED 999,754 and 2 bedrooms from AED 1,426,031 (Palmera). Propsearch records a launch price from AED 674,000. Portals in 2026 show a range of AED 740,892 to AED 1,889,428 for remaining developer stock (JRE, OffplanIndex).

Registered sales give a firmer picture. Mitchells counts 80 DLD sales between 28 April 2025 and 5 October 2026, at a median of AED 1,423 per sq ft. By type, the medians were AED 1,721 per sq ft for studios, AED 1,416 for 1 bedrooms and AED 1,328 for 2 bedrooms. Recent DLD sales were:

- a studio of about 418 sq ft for AED 685,156 on 5 October 2026
- a 1 bedroom of about 733 sq ft for AED 1,005,000 on 2 October 2026
- a 2 bedroom of about 1,171 sq ft for AED 1,536,004 on 27 August 2026

Continental Club counts 123 DLD sales since 2024, of which only one was a resale. Property Finder showed 16 listings at AED 722,820 to AED 1.9 million when accessed on 11 October 2026. No RERA service charge budget has been set for the building; completed Dubai Sports City buildings have a median of AED 15.41 per sq ft a year (Continental Club).

## Urban Park Residences payment plan

Published plans differ, and none is confirmed on the developer's own site. Palmera lists 20% on booking, 30% during construction and 50% on handover. OffplanIndex lists a 30/70 plan: 10% down, 20% during construction and 70% on handover. Casadior lists 10% on booking, 10% on signing the SPA and 80% on handover. Continental Club describes an "easy payment plan" with zero down payment. PropertyStellar lists 50% before and 50% after handover. The common point is that most of the price falls due at handover, so the handover date drives when the largest payment is called.

## Urban Park Residences developer and delivery record

Urban Venture Real Estate Development, the DLD-registered developer, is building the tower with ARKH Holding (Propsearch). It is a small developer with no other completed Dubai project identified in the DLD register sources used here. On this project, the developer's Q2 2026 handover and the registered 1 April 2026 date were both missed, with the building about two thirds built in July 2026.

## What to check before buying at Urban Park Residences

1. **A revised completion date from DLD.** The registered 1 April 2026 date has passed, and a new date filed with DLD is the reference point for any delay.
2. **The handover clause and grace period in the SPA**, since portals quote dates from Q2 2026 to Q4 2026.
3. **The exact payment plan in writing**, because published plans range from 50% to 80% due on handover.
4. **Price per sq ft against DLD sales.** Studios have sold at around AED 1,600 to AED 1,900 per sq ft, well above 2 bedrooms.
