## When will Treppan Serenique Residences be handed over?

The Dubai Land Department (DLD) register gives Treppan Serenique Residences a completion date of 15 October 2027. Fakhruddin Properties and the portals give Q4 2027, and Property Finder lists October 2027, so marketing and the register agree. The register lists the project as Treppan Serenique Residences, DLD project number 3718, in Palm Deira, the register's name for Dubai Islands.

The latest recorded progress is 5.24%. Continental Club's copy of the register dates that inspection 4 May 2026; Mitchells dates the same figure 23 July 2026. Either way, about 95% of the work remained with roughly 15 months to the registered date.

## Treppan Serenique Residences construction update

The register records construction starting on 15 October 2025. Continental Club shows progress rising from 0% at an inspection on 2 May 2025 to 5.24% on 4 May 2026. The DLD filing describes two residential buildings, each with a ground floor, two podium levels, 12 residential floors and a roof. The escrow account is held at Emirates NBD.

Fakhruddin officially launched the project on 13 November 2025 at the Mandarin Oriental Jumeira, although the DLD began registering sales from August 2025 (Mitchells). ## Treppan Serenique Residences homes and sizes

Fakhruddin lists 164 two and three bedroom apartments of 980 to 1,902 sq ft across the two towers, some corner units with private jacuzzis. Homes come under its Tréppan Living brand, which centres on wellness facilities, including what the developer calls a biohacking lab.

## Treppan Serenique Residences prices and resale

Property Finder gives a launch price of AED 2.9 million, and Continental Club and Tanami list AED 2,953,333 as the entry price. Mitchells counts 40 registered sales between 8 August 2025 and 10 September 2026, at a median of AED 3.23 million, or AED 3,127 per sq ft, for a median size of 1,044 sq ft. That is 12.6% above the median for off-plan sales in Palm Deira over the same period, though the two figures cover different mixes of homes.

Property Finder shows the project as sold out from the developer, so units now trade as off-plan resales.

## Treppan Serenique Residences payment plan

The main plan, listed by Property Finder, Continental Club and Tanami, is 60/40: 15% on booking, 45% during construction and 40% on handover. Property Finder also lists a post-handover option: 15% on booking, 35% during construction, 10% on handover and 40% after handover. The 4% DLD fee is paid at booking. On the main plan, 40% of the price, about AED 1.2 million on a AED 2.95 million unit, falls due when the towers are handed over.

## Treppan Serenique Residences developer and delivery record

Continental Club gives 2003 as Fakhruddin Properties' founding year, and Dubai Islands Info describes it as part of Fakhruddin Holdings. Treppan Serenique is its second Dubai Islands project. The first, Hatimi Residences, was first marketed for April 2026 and is now listed by Property Finder for Q4 2026 (Dubai Islands Info). Its Treppan Tower in Jumeirah Village Triangle was 11.92% complete on 7 August 2026 against a registered completion date of 1 April 2027 (Continental Club). Hatimi's date has already moved later, and Treppan Tower is well short of the progress its registered date implies.

## What to check before buying at Treppan Serenique Residences

1. **Which tower the unit is in.** The register covers two buildings under one project number.
2. **The completion date and grace period in the SPA**, given the progress recorded at Fakhruddin's other projects.
3. **Which payment plan applies.** The post-handover version moves 30 percentage points from handover to after it.
4. **Registered prices for the same layout**, since resale asking prices may sit above the AED 3,127 per sq ft median.
