## When will Tilal Al Ghaf be handed over?

Tilal Al Ghaf is a master community built in phases since 2020, so there is no single handover date. Several clusters are already handed over. The table below covers the phases still under construction or recently launched.

In June 2026, Gulf News reported that buyers across specific project phases received notices referencing supply chain pressure affecting Dubai's construction sector. Majid Al Futtaim said these were standard notifications permitted under the SPA and that construction across Tilal Al Ghaf was progressing to schedule, with no change to delivery timelines.

## What is the Tilal Al Ghaf payment plan?

The two current phases with published terms, Amara and Plagette 32, both use the same structure: 10% at booking, 50% during construction and 40% on handover.

**Worked example.** Amara is listed from AED 6.7 million. On a unit at that price:

## What do homes at Tilal Al Ghaf cost?

Prices vary widely across the community's different clusters. Elan, the first release, launched from AED 1.26 million for a three-bedroom townhouse in January 2020. The community's most recent phases are priced much higher: Amara from AED 6.7 million and Plagette 32 from AED 7.8 million to 9.6 million, both for four and five-bedroom villas. These are different products at different points in the community's build-out, not a like-for-like price rise on the same unit type.

## Who is the developer and what is its handover record?

Majid Al Futtaim delivered Elan, the community's first phase, on schedule: 300 townhouses sold out within three weeks of launch in January 2020, and the phase was handed over as part of the community's early build-out. The June 2026 buyer notices reported by Gulf News did not, according to the developer, change any published handover date, though they were prominent enough to draw press coverage and buyer questions.

## What to check before booking

1. **The handover date for your specific cluster**, not the community name. Tilal Al Ghaf spans clusters delivered as early as 2021 and as late as Q4 2027.
2. **Whether your project has a post-handover payment plan.** Published terms for current phases show none, so the final 40% is due at handover.
3. **The June 2026 buyer notices**, if your cluster received one, and what Majid Al Futtaim's written response says about your specific building.
4. **The DLD project status** for your building or plot, through the Dubai Land Department's project status enquiry service.
