## When will The Valley be handed over?

Emaar launched The Valley on 18 November 2019 and has released clusters in stages since. Dates below combine an October 2024 tracker with a more recent April 2026 community guide, which disagree on some later clusters.

Property Finder and Bayut, both checked in September 2026, still list Elora for Q3 2026, in line with the earlier 2024 figures rather than the 2029 date in the April 2026 community guide. Farm Gardens' published August 2026 target has passed without a reported handover. Where a cluster's date differs this much between sources, the completion date in your own sale and purchase agreement is the one to rely on, not a community-wide guide.

## What is The Valley payment plan?

A 2026 guide to the community's current phase describes three plan types on offer: an 80/20 construction-linked plan (small deposit, instalments through construction, 20% at handover), a 60/40 plan with 40% spread over 2 to 3 years after handover, and a 70/30 plan with a larger upfront deposit.

**Worked example**, using the 80/20 plan and Elora's current listed entry price of AED 1.9 million for a three-bedroom townhouse:

This example uses a currently listed resale price and a published plan structure. It is not a quote for a specific unit, and actual terms depend on the cluster and whether you are buying from Emaar directly or on resale.

## What do homes at The Valley cost?

Elora's three-bedroom townhouses launched from about AED 1.09 million and four-bedroom units from AED 1.32 million. Property Finder's current listed entry price for the project is around AED 1.9 million for a three-bedroom unit, and AED 2.3 million for four bedrooms, both asking prices on resale as the project is sold out from the developer.

## Who is the developer and what is its handover record?

Emaar delivered The Valley's first clusters, Eden and Talia, and Nara followed in December 2024. Orania was listed for December 2025, a date that has now passed; no dispute over that specific cluster has been reported by major UAE outlets. The gap between the 2024 and 2026 published dates for later clusters such as Rivana suggests some slippage in Emaar's own schedule for that part of the community, though Emaar has not issued a public statement explaining the change.

## What to check before booking

1. **The exact cluster and its own handover date**, since The Valley spans clusters already delivered and others not due until 2028 or later.
2. **Whether the date you have been quoted matches your SPA**, especially for clusters such as Elora and Rivana where published sources disagree by a year or more.
3. **Which payment plan applies to your unit.** The Valley currently offers at least three different structures across its clusters.
4. **The DLD project status** for your building, through the Dubai Land Department's project status enquiry service.
