## When will The Tides by AMIS be handed over?

AMIS Development gives Q2 2028 for handover. At the launch event on 26 November 2025, the developer said The Tides was set for completion by April 2028. The Dubai Land Department (DLD) register, where the project is filed as "The Tides By Amis" by Amis Aurum Real Estate Development, holds a registered completion date of 30 April 2028 (Continental Club, registry updated 8 October 2026).

The register also lists a construction start date of 30 April 2026, which leaves a two year build for the 83 homes. The developer date and the registered date agree. Property Finder repeats the 30 April 2028 date.

## The Tides by AMIS construction update

The only DLD site inspection on record, dated 14 November 2025, found 0% progress. That inspection took place before the public launch and before the registered construction start of 30 April 2026, so it shows the site before work began rather than any slowdown. No later DLD percentage had been published by 8 October 2026. The project is registered as DLD project number 4224, with its escrow account at United Bank Limited (Mitchells, registry as at 4 October 2026).

## The Tides by AMIS homes and sizes

The Tides is a single low-rise project in the Palm Deira district of Dubai Islands, the area name used in the DLD register. Homes are sold fully furnished. The project has rooftop amenities and further wellness and family spaces on the first floor (AMIS Development).

## The Tides by AMIS prices and resale

At launch in November 2025, prices started from about AED 2.1 million (Invest Dubai Today, 28 November 2025). Price lists in September and October 2026 show:

- 1 bedroom from AED 2,099,582 (DirectDXB, 22 September 2026) to AED 2,143,708 (EZRE, October 2026)
- 2 bedroom from AED 3,020,278 to AED 3,085,168
- 3 bedroom from AED 3,419,853 to AED 3,493,303
- 4 bedroom townhouse from AED 8,145,304 to AED 9,570,733

The two price lists differ slightly; EZRE's figures are a little higher on every type. The entry price works out at about AED 2,643 per sq ft (EZRE). DLD records show sales of a 1 bedroom at AED 2,214,750 on 19 March 2026 and AED 2,088,470 on 1 April 2026, two 3 bedrooms at AED 3.59 million and AED 3.65 million in June 2026, and a 4 bedroom townhouse at AED 9,570,733 on 24 September 2026. With only a handful of sales, there is no resale market to speak of yet.

## The Tides by AMIS payment plan

The plan is 50/50:

1. **5% on booking**
2. **45% during construction**, in instalments
3. **50% on handover**

Nothing is due after handover. On a 1 bedroom at AED 2.1 million, that leaves about AED 1.05 million due at completion, plus the 4% DLD registration fee at booking. The booking deposit is small, but half the price still falls due in 2028.

## The Tides by AMIS developer and delivery record

AMIS Development was founded in 2016 (Invest Dubai Today). AMIS described The Tides as its fourth project and its first on Dubai Islands. Its launch materials do not list completed buildings with dates. AMIS also has a villa project in Majan with GPD, "Amis & Gpd Presents Fleur De Jardin Villas", which the DLD register showed at 0.64% at an inspection on 1 September 2026, with a registered completion date of 9 October 2028 (Continental Club). Buyers have little completed work by this developer to judge it against.

## What to check before buying at The Tides by AMIS

1. **The completion date and grace period in the SPA.** The registered date is 30 April 2028, and the build starts from a 0% inspection.
2. **The furniture schedule.** Homes are sold furnished, so the SPA should list what is included.
3. **The escrow account.** Payments should go to the project escrow account at United Bank Limited, as shown for DLD project 4224 in the Dubai REST app.
4. **Which type of home.** The four townhouses are priced and built very differently from the 79 apartments.
