Recent registrations show a wide spread by tower and view. In September 2026, 2 bedrooms of about 1,323 sq ft in Tower 1 sold at AED 6.3 million, while 1,348 sq ft units in Tower 2 sold for AED 4.0 million to AED 5.34 million. An 822 sq ft 1 bedroom in Tower 2 sold for AED 2.5 million on 11 September 2026 (Propsearch).

Propsearch names Al Shandagha Architects and Engineering Consultants as consultant and gives a developer estimate of AED 1.33 billion for the project. The homes carry the St. Regis brand. Escrow is held with Dubai Islamic Bank (Continental Club).

## What to check before buying at St. Regis Residences Downtown Dubai

1. **Which tower the unit is in.** Prices differ between Tower 1 and Tower 2, and the towers may finish at different points.
2. **The handover notice and snagging timetable**, since the 30% payment falls due on handover and Emaar's date is close.
3. **Whether the seller has paid all construction instalments to date**, since a resale before completion needs a no objection certificate from Emaar.
4. **The first service charge budget** once the building is registered, which is not yet published.
