## When will The Promise Villas be handed over?

The Promise Villas has a registered completion date of 31 December 2027 at the Dubai Land Department (DLD), under project number 4188. Property Finder lists a Q4 2027 delivery and gives the same date, 31 December 2027, as its expected completion.

The only DLD inspection on the register, dated 3 November 2025, recorded 0% (DLD project register via Continental Club, inspection 3 November 2025). The register gives a construction start of 20 September 2025, so that reading came about six weeks in. No later DLD figure had been published in the register extract of 4 October 2026 (Mitchells).

## The Promise Villas construction update

DLD lists the project as under construction, with 18 villas of ground plus two floors (Lankea). Ideal Systems Contracting is the main contractor and Eng. Adnan Saffarini the architectural consultant (Data Habibi). Escrow is held at Emirates NBD (Mitchells).

With no DLD reading since November 2025, the register gives no measure of progress during 2026. The registered programme runs 27 months from start to completion.

## The Promise Villas homes and sizes

All 18 homes have four bedrooms, with private gardens, open-plan living areas and terraces, according to the project site (Pure Vision). Data Habibi lists the units as 4 bedroom townhouses, while the developer and Property Finder call them villas.

Sizes are from Data Habibi; the project site gives up to 3,398 sq ft. Shared facilities listed are a pool, gym, garden, barbecue area and children's play area. The project site also lists resident services such as home maintenance coordination, smart-home setup, housekeeping on request and 24-hour security (Pure Vision). Property Finder places the plot in JVC District 11.

## The Promise Villas prices and resale

Prices start from AED 3.58 million (Data Habibi; OffplanIndex, read 30 July 2026). At the top of the size range, that entry price works out at about AED 1,054 per sq ft, and at the bottom about AED 1,279, though the price of each size has not been published. OffplanIndex found no priced units beyond that entry price, so no price per sq ft can be worked out from the developer's listing.

The DLD register shows three sales against the project, all of the land plot of 36,417 sq ft: AED 6,424,100 in October 2008, AED 13,852,000 on 25 July 2024 and AED 20,200,000 on 30 August 2024 (Mitchells). No villa sale had been registered by 2 October 2026, so there is no off-plan or resale price record yet.

## The Promise Villas payment plan

The developer had not published a payment plan when OffplanIndex read its listing on 30 July 2026. Property Finder shows bookings open since 20 September 2025.

## The Promise Villas developer and contractor

DLD lists the developer as H N B Vision Real Estate Development, marketed as HNB Vision (Property Finder). The project site is branded Pure Vision. On DLD's record, the land plot last changed hands on 30 August 2024 for AED 20.2 million, about a year before the project was filed with a construction start of 20 September 2025.
## What to check before buying at The Promise Villas

1. **A current, dated progress figure.** The register's last reading, 0% on 3 November 2025, says nothing about work in 2026.
2. **The payment schedule in the SPA**, since no standard plan has been published.
3. **The registered sale.** No villa sale had been registered with DLD by October 2026, so Oqood registration of a purchase is the record to confirm.
4. **The SPA date and grace period** against the registered 31 December 2027.
