## When will The Oasis be handed over?

Emaar launched The Oasis on 13 June 2023 with about 7,000 homes. It later raised the community's development value to AED 73 billion. Palmiera, the first release, launched in July 2023 with an original completion estimate of November 2026. Emaar had not published a revised date as of September 2026. One broker now cites Q4 2027 for Palmiera, but this is unconfirmed by Emaar.

Palmiera launched from AED 8.5 million in July 2023. Property Finder's average listed home in The Oasis is now about AED 18.7 million, and its average price per sq ft rose 7.52% in 12 months, to AED 1,724.

## How many homes have sold at The Oasis?

Property Finder shows 644 villa sales over the last 12 months. The Oasis recorded 518 off-plan sales in H1 2026, ranking fourth in Dubai and behind The Heights Country Club, which recorded 898 over the same period (Reliant Surveyors, Aug 2026).

## Who is the developer and what is its handover record?

Emaar. Emaar Development reports more than 84,000 units delivered since 2002 and more than 51,000 units under development (Emaar H1 2026 results, 7 Aug 2026).

1. **The SPA completion date and grace period** for the exact cluster.
2. **The asking price against registered sales** of the same villa type in the same phase.
3. **The drive to schools and amenities**, timed at peak hours.
4. **The DLD project status** for your building, through DLD's project status enquiry service.
