## When will The Mural by Beyond be handed over?

The Dubai Land Department (DLD) register gives The Mural by Beyond a completion date of 10 July 2028. The register lists it in Jumeirah Peninsula Bay, the name of Beyond's waterfront district inside Dubai Maritime City. When Beyond launched the tower in April 2025, it said completion would come by Q2 2028 (Propsearch; Zawya). The registered date is ten days into Q3 2028, and Propsearch now gives an estimated handover of Q4 2028 (updated 19 September 2026).

The latest DLD inspection, on 1 October 2026, recorded the tower 16.64% complete. About 21 months were left to the registered date at that point.

## The Mural by Beyond construction update

The register records construction starting on 10 October 2025. Progress was 6.43% at the inspection on 28 January 2026, 8.2% on 7 May 2026 and 16.64% on 1 October 2026 (DLD register via Continental Club). Beyond's update of 24 March 2026 gave the same 6.43%, with enabling works complete, more than 1,000 cubic metres of concrete poured and the underground and ground floor slabs targeted for June 2026. Core walls were due to reach Podium 1 in the following quarter.

Beyond named General Contracting Company as main contractor. Propsearch records Stromek Emirates Foundations on the foundation work, John R. Harris & Partners as design architect and Benoy as architectural consultant. The DLD project number is 3650 and buyer payments go to an escrow account at Emirates NBD.

## The Mural by Beyond homes and sizes

The Mural is a 36 storey tower with two basement levels (Propsearch). Beyond described 1, 2 and 3 bedroom apartments, duplexes, maisonettes and a penthouse, with a sky terrace and plunge pools near the top of the tower. The DLD register counts 268 units.

## The Mural by Beyond prices and resale

Propsearch records launch prices from AED 2.47 million. The DLD has recorded 266 sales since 2025, all from the developer, at a median of about AED 38,996 per square metre, or about AED 3,623 per sq ft (Continental Club, transactions updated 3 October 2026). Continental Club calculates that price per square metre rose 40% over the past year, while the wider district fell 1%.

Recent registered sales:

- 1 bedroom of about 803 sq ft at AED 2.64 million (8 April 2026)
- 2 bedroom of about 1,259 sq ft at AED 4.98 million (16 January 2026)
- 3 bedrooms of about 2,080 to 2,984 sq ft at AED 10.9 million to AED 15.1 million (January to May 2026)
- the 5,779 sq ft 4 bedroom at AED 34.3 million (23 June 2026)

Larger homes carry much higher prices per sq ft. The 4 bedroom sold at about AED 5,936 per sq ft, against about AED 3,283 for the April 1 bedroom, so the overall median mixes very different units. The DLD put the project's value at AED 273 million, an estimate the developer filed before construction (Propsearch).

## The Mural by Beyond payment plan

Continental Club lists 10% on booking, 40% during construction and 50% on handover. Propsearch describes the launch plan as 50% during construction and 50% on handover, which is the same split. The 4% DLD fee is extra. Half the price falls due at completion, now registered for July 2028.

## The Mural by Beyond developer and delivery record

Beyond Developments is part of the Omniyat group, and Propsearch names The Mural Real Estate as the developing company. The Mural is Beyond's fourth project in its 8 million sq ft Dubai Maritime City plan (Zawya). In March 2026 Beyond reported its most advanced tower, Aria, at 72.9% with completion scheduled for Q1 2027, and its other towers between 4.67% and 10.32% (Zawya, 24 March 2026). ## What to check before buying at The Mural by Beyond

1. **The completion date in the SPA.** Launch material said Q2 2028, the register says 10 July 2028 and Propsearch says Q4 2028.
2. **Price per sq ft for the exact unit type and floor**, since registered prices per sq ft range widely between 1 bedrooms and the largest homes.
3. **The 50% handover payment** and mortgage approval for it in 2028.
4. **The next DLD inspection**, to see whether the jump from 8.2% to 16.64% between May and October 2026 continues.
