## When will The Edit at d3 be handed over?

The Dubai Land Department (DLD) project register lists 31 January 2030 as the registered completion date for The Edit at d3 (DLD register via Continental Club, updated 10 October 2026). Meraas's own sales material points later. Its payment schedule puts the handover instalment in June 2030, and its price and payment plan sheet estimates construction completion in August 2030 (OffPlan Insider; Mitchells). Bayut listed Q1 2030 in December 2025, and a broker listing for Tower C gives Q3 2030 (Home4you).

Construction has barely begun. A DLD inspection on 19 August 2026 recorded 0.24% progress.

## The Edit at d3 construction update

The DLD registered the project in November 2025 and records construction starting on 10 January 2026 (Mitchells; Continental Club). Inspections on 29 October 2025 and 1 June 2026 both showed 0%, and the inspection on 19 August 2026 showed 0.24%. The escrow account is with Abu Dhabi Islamic Bank under DLD project number 4177. No main contractor award had been published by 11 October 2026.

## The Edit at d3 homes and sizes

Meraas launched The Edit at d3 on 17 November 2025 as three waterfront towers on the Dubai Canal promenade in Dubai Design District, next to its Atélis at d3 project. The 557 homes are spread across Tower A (30 floors, 182 homes), Tower B (37 floors, 177 homes) and Tower C (33 floors, 198 homes), according to the DLD register via Continental Club and Meraas's unit mix via Mitchells.

Sizes are Meraas's floor plan areas including balconies (Mitchells). Prices are Meraas list prices as published by OffPlan Insider and in the February 2026 Tower C price sheet (Mitchells, which gives AED 2.03 million for a 1 bedroom).

## The Edit at d3 prices and resale

The DLD has registered 310 sales since 2026, all bought from Meraas, at a median of about AED 35,590 per square metre (Continental Club, updated 6 October 2026). Median prices are AED 2.44 million for a 1 bedroom of about 81 square metres, AED 4.57 million for a 2 bedroom, AED 7.84 million for a 3 bedroom and AED 11.2 million for a 4 bedroom. Those medians are above the published starting prices for each type. No resale transfers have been recorded.

## The Edit at d3 payment plan

The plan is 20% on booking, a further 55% in six instalments of 5% to 10% during construction, and 25% on handover, with the 4% DLD fee on top (Mitchells; Bayut). There is no post-handover plan. Instalment dates differ by release: OffPlan Insider shows instalments from April 2026 to March 2028, while Home4you shows Tower C instalments from November 2026 to October 2028. In both, the last construction instalment falls more than a year before the earliest completion date.

## The Edit at d3 developer and delivery record

Meraas is a member of Dubai Holding Real Estate (Meraas, 17 November 2025). The DLD register lists the developer entity as DHRE 2 BTS L.L.C. At launch, Meraas described the neighbouring Atélis at d3 as recently launched, so the two projects will be built side by side on the canal.

## What to check before buying at The Edit at d3

1. **The completion date in the SPA**, since 31 January 2030, June 2030 and August 2030 all appear in sources.
2. **Which tower the unit is in** and that tower's instalment dates, which differ between releases.
3. **Funding for the 25% handover payment**, due in one sum at completion.
4. **DLD inspection progress** over the coming months, since the project was at 0.24% in August 2026.
