## When will The Community Sports Arena be handed over?

The Community Sports Arena has a registered completion date of 31 October 2027 at the Dubai Land Department (DLD), under project number 3362, where it is filed as "The Community - Sports Arena". AQUA Properties said at launch in December 2024 that the tower was slated for completion by Q4 2027 (AQUA, 6 December 2024). Propsearch gives an estimated completion of September 2027.

The only DLD inspection on the register, dated 31 October 2024, recorded 22.42% complete (DLD project register via Continental Club). That reading came one month after the registered construction start, and no later DLD figure had been published by October 2026.

## The Community Sports Arena construction update

DLD describes the building as four basements, a ground floor, 22 floors and a roof, in concrete and block (Mitchells). The register gives a construction start of 1 October 2024 and registration on 29 November 2024 (Data Dubai). The 22.42% recorded on 31 October 2024 is the latest DLD figure, and HomeSearch shows six DLD inspection photos, all from that date.

AQUA's project page shows site photo updates for each quarter from Q4 2024 to Q2 2026, but gives no percentage. The register listed the project as under construction on 23 September 2026.

## The Community Sports Arena homes and sizes

AQUA lists 396 apartments in one tower, from studios to 3 bedrooms, with co-working floors and larger units with home offices (AQUA). Sizes below are from DLD registered sales in May to August 2026 (Data Dubai).

## The Community Sports Arena prices and resale

At launch in December 2024, prices started from AED 650,000 (Propsearch); Continental Club lists AED 690,000. AQUA valued the project at AED 477 million.

DLD registered 102 sales between 29 April 2025 and 9 September 2026, at a median of AED 1.35 million, a median size of 992 sq ft and AED 1,289 per sq ft (Mitchells). That was 13.7% below the off-plan median for the wider Al Hebiah Fourth area. Recent examples include a studio of 469 sq ft at AED 635,888 on 17 July 2026, a 1 bedroom of 949 sq ft at AED 1,260,888 on 11 August 2026 and a 3 bedroom of 1,748 sq ft at AED 2,065,888 on 17 August 2026 (Data Dubai).

## The Community Sports Arena payment plan

The plan is 76/24 (Continental Club):

- 5% on booking
- 19% during construction
- 52% on handover, at 100% completion
- 24% over the 24 months after handover

Just over half of the price falls due at completion, and about a quarter is paid after the keys.

## The Community Sports Arena developer and delivery record

AQUA Properties was founded in 2005 (Continental Club). The Community Sports Arena was its second launch of 2024, after [The Central Downtown](/projects/the-central-downtown/) in Arjan, which DLD recorded at 10.48% complete on 21 April 2026 against a registered date of 31 March 2028. The escrow account for this tower is at Mashreq Bank (Mitchells).

## What to check before buying at The Community Sports Arena

1. **A current progress figure.** DLD's 22.42% dates from October 2024, so a newer inspection or a dated developer certificate is the way to judge how close 31 October 2027 is.
2. **The handover and post-handover payments.** 52% is due at completion and 24% over the next two years.
3. **The SPA date and grace period**, against the registered 31 October 2027 and the September 2027 estimate on Propsearch.
