## When will The Chedi Private Residences be handed over?

Al Seeb Real Estate Development has said the tower will be completed in the first quarter of 2029 (Middle East Construction News, 3 August 2026). The Dubai Land Department (DLD) project register holds a registered completion date of 28 February 2029. Propsearch also shows February 2029.

The latest DLD inspection, on 8 September 2026, recorded 2.61% complete. That leaves almost all of the structure to be built in under two and a half years, so the next inspections matter more than usual for this date.

## The Chedi Private Residences construction update

The project is DLD number 3323, with a registered construction start of 1 March 2025. DLD inspections recorded 1.42% on 12 May 2026 and 2.61% on 8 September 2026, a gain of 1.19 points in about four months.

In August 2026 Al Seeb named Ancient Builders Constructions (ABC) as main contractor for the tower, described as a USD 200 million project. Enabling works, piling, shoring and excavation were already running, and the award moved the tower into main construction. MBM Gulf Electromechanical is the MEP contractor and Model Engineering Consultants is the lead consultant (Middle East Construction News, 3 August 2026). Propsearch shows a construction photo dated September 2026.

## The Chedi Private Residences homes and sizes

The tower stands on Sheikh Zayed Road in Barsha Heights, also called Tecom. Height figures vary slightly: 238.6 metres in the launch release, 240 metres and 52 floors on Continental Club, and about 250 metres over 53 storeys in the contract award report. Interiors are by Studio Bruno Guélaff, and the homes carry The Chedi brand of GHM.

The DLD register lists 118 units in one building, all with 2 bedrooms or more.

## The Chedi Private Residences prices and resale

Propsearch records prices from AED 5.5 million at the sales launch in February 2025. Continental Club gives a current developer starting price of AED 10,238,000.

The DLD register shows 75 sales, 2 of them resales. Median prices are AED 6,499,076 for a 2 bedroom (35 sales) and AED 11,084,788 for a 3 bedroom (37 sales). The overall median is AED 20,199 per square metre, about AED 1,877 per sq ft (Continental Club, register updated 5 October 2026). The highest recent sales include a 4 bedroom of 7,405 sq ft at AED 22,954,265 on 7 October 2025 and a 3 bedroom at AED 16,600,000 on 30 December 2025 (Propsearch).

## The Chedi Private Residences payment plan

The plan published by Tanami Properties runs as follows:

- 10% on booking and 10% within 30 days
- 5% at 8 months and 10% at 16 months after booking
- 5%, 10% and 5% at 50%, 60% and 70% construction
- 10% on handover
- 35% in instalments over 30 months after handover

Continental Club summarises the same split as 10/45/10/35, though another section of its page labels it 55/45. On a 2 bedroom at the DLD median, the handover payment is about AED 650,000 and the post-handover share about AED 2.27 million.

## The Chedi Private Residences developer and delivery record

Al Seeb Real Estate Development is the developer, working under licence with Chedi Hospitality, which will run the residences under The Chedi brand. Devmark was appointed exclusive master agent at launch (The Chedi Hotels, 12 February 2025). Continental Club gives 1994 as Al Seeb's founding year. The sources reviewed do not name an earlier Al Seeb tower delivered in Dubai, so this project's own inspection record is the main evidence. Sales money is held in escrow with Dubai Islamic Bank.

## What to check before buying at The Chedi Private Residences

1. **The completion date and grace period in the SPA**, measured against 28 February 2029 in the register.
2. **Progress at the next DLD inspections.** The tower moved 1.19 points between May and September 2026 and needs a much faster pace now that the main contractor is in place.
3. **The post-handover schedule.** 35% of the price falls due in the 30 months after handover, so the dates move if handover moves.
4. **The unit type and size on the SPA**, since registered sizes run from about 3,556 sq ft to over 33,000 sq ft.
