## When will The Caden by Prescott be handed over?

Prescott says The Caden is scheduled for completion in Q3 2028 (project site, accessed 11 October 2026). The Dubai Land Department (DLD) project register, where it appears as "The Caden by Prescott" in Meydan Horizon, holds a registered completion date of 15 May 2028, a few months earlier than Prescott's quarter.

Prescott's quarter ends four and a half months after the registered date. The SPA date, and the grace period it allows, is the one that counts for each buyer.

## The Caden by Prescott construction update

The DLD register records construction starting on 15 November 2025. Progress rose by 0.47 points between the first inspection on 11 November 2025 and the latest published one on 2 June 2026, leaving it at 0.47% (DLD project register via Continental Club). That leaves the whole tower to be built in under two years to the registered date.

Propsearch lists the project as planned and records a project value filed with DLD of AED 180 million, the developer's construction estimate. Prescott valued the whole development at Dh650 million at launch. The escrow account is with United Bank Limited under DLD project number 4215.

## The Caden by Prescott homes and sizes

The Caden is a single tower on the Meydan Horizon lagoon, with two basements, ground floor shops, three podium levels, 20 residential floors and a rooftop deck. Prescott says it has 221 residences, all furnished, and no studios; the DLD register counts 229 units, which may include the retail units.

Sizes are Prescott's published ranges, via Continental Club. Propsearch counts 145 one bedroom units. Amenities include an infinity pool, a lap pool, spas, co-working space and a cinema.

## The Caden by Prescott prices and resale

Prescott launched The Caden on 18 November 2025 at its experience centre in Dubai Hills. Its starting price is about AED 1.8 million. An agent price list gives 1 bedrooms from AED 1,791,000, 2 bedrooms from AED 2,845,000 and 3 bedrooms from AED 4,241,000 (Palmera).

The DLD register shows 107 deals, almost all from the developer, with a median of about AED 2,310 per sq ft (Continental Club, register updated 4 October 2026). Medians are AED 1,889,560 for a 1 bedroom (73 deals) and AED 3,011,540 for a 2 bedroom (23 deals). Recent sales include:

- a 1,359 sq ft 2 bedroom at AED 3,179,000 on 22 September 2026
- a 1,237 sq ft 2 bedroom at AED 2,942,940 on 29 September 2026
- a 797 sq ft 1 bedroom at AED 1,953,000 on 29 September 2026
- a 2,032 sq ft 3 bedroom at AED 4,223,420 on 17 February 2026 (Propsearch)

Prices for similar 1 bedrooms vary widely, from AED 1,505,520 to AED 2,187,000 for about 830 to 845 sq ft in August and September 2026, so the building median says little about any one unit.

## The Caden by Prescott payment plan

The launch plan was 20% on booking, 40% during construction and 40% on handover (Propsearch). Some agents show other plans: 10% on booking, 30% during construction and 60% on handover, or the same 10% and 30% with 20% on handover and 40% after it (ezre.ae). The 4% DLD fee is paid at booking.

Prescott says it has more than two decades of experience building homes in Dubai. ## What to check before buying at The Caden by Prescott

1. **Which completion date the SPA uses**, 15 May 2028 or Q3 2028.
2. **Which payment plan applies.** The handover payment ranges from 20% to 60% depending on the plan.
3. **What the furniture package includes**, since all homes are sold furnished.
4. **The next DLD inspection**, the first that should show progress beyond enabling works.
