## When will The Boulevard by Prestige One be handed over?

Prestige One's current handover date is Q1 2028, as shown by Propsearch and in the developer-supplied data on Continental Club, and Property Finder lists January 2028. The Dubai Land Department (DLD) project register, where the tower appears as "The Boulevard by Prestige One" in DubaiLand Residence Complex, holds a registered completion date of 30 November 2027.

The date has moved. In 2025 agents and portals advertised a Q3 2027 handover, including a Property Finder listing dated 22 November 2025 and the Everhomes project page. At 10.57% complete on 23 September 2026, the tower is far from both Q3 2027 and the registered date.

## The Boulevard by Prestige One construction update

The DLD register records construction starting on 1 July 2025. Progress was about 4.82% on 23 June 2026 and 10.57% on 23 September 2026, a gain of 5.75 points in three months (DLD project register via Continental Club). That is about 1.9 points a month.

Propsearch names Power Axes Foundation for the foundation works and Federal Engineering Consultants as architect. The developer's estimate of the project value filed with DLD is AED 40 million. The escrow account is with Emirates NBD under DLD project number 3428.

## The Boulevard by Prestige One homes and sizes

The Boulevard is a single tower. The DLD register records three basements, a ground floor, a podium level, 16 residential floors and a roof; Prestige One describes it as G+18. Amenities include a podium pool, a rooftop infinity pool, a gym, a cinema room, a podcast room and children's areas.

Unit counts and sizes are from the DLD register via Continental Club, leaving out the smallest and largest 5% of each type. Seven in ten homes are studios, which shapes both resale supply and the rental market in the building once it is finished.

## The Boulevard by Prestige One prices and resale

Studios launched from AED 595,000 (Propsearch; Property Finder). Prestige One's project page was published on 25 December 2024, and Property Finder records bookings from 1 July 2025. Property Finder now lists the project as sold out.

The DLD register shows 377 sales, of which 3 are resales, with a median of about AED 1,366 per sq ft, down 2% over the past year (Continental Club, register updated 5 October 2026). Medians by type are AED 680,000 for a studio, AED 950,000 for a 1 bedroom and AED 1,408,000 for a 2 bedroom. Recent sales include a 921 sq ft 1 bedroom at AED 989,000 on 18 September 2026, a 1,447 sq ft 2 bedroom at AED 1,397,000 on 11 August 2026 and a 466 sq ft studio at AED 665,000 on 3 August 2026.

## The Boulevard by Prestige One payment plan

Two plans were offered (Propsearch; offplans.com):

- **Post-handover plan:** 20% on booking, 35% during construction, 10% on handover, then 35% over 35 months after handover.
- **Standard plan:** 20% on booking, 45% during construction in instalments every three months from booking, and 35% on completion.

Property Finder and Continental Club show the post-handover plan as 20/34/10/36. The 4% DLD fee is paid on top at booking. On the post-handover plan, a later handover pushes the 35 monthly payments back, while on the standard plan it delays the 35% completion payment.

## What to check before buying at The Boulevard by Prestige One

1. **The completion date in the SPA**, since contracts may carry Q3 2027, 30 November 2027 or Q1 2028.
2. **Which plan the seller bought on**, as it decides whether 10% or 35% falls due at handover and whether 35% is still owed after it.
3. **Progress at the next DLD inspections.** At about 1.9 points a month, the remaining 89% would take far longer than the 18 months to Q1 2028.
4. **Studio supply in the building.** With 272 studios, many similar units may reach the resale and rental market at the same time.
