## When will Terra Tower be handed over?

Dugasta now publishes a Q2 2028 handover for Terra Tower (EZRE, project data as published by the developer), and DubaiHaus lists 30 June 2028. The DLD project register still holds the original completion date of 30 April 2027. The tower is registered as DLD project 3278, "Terra Tower", in Wadi Al Safa 5, the DLD area name for Dubailand Residence Complex.

Earlier marketing gave Q2 2026 and later June 2027 (JRE; Tanami Properties), so the developer's date has moved at least twice. At the latest DLD inspection, on 8 July 2026, the tower was 7.43% complete.

## Terra Tower construction update

DLD inspections, via Dubai Data:

- 12 September 2024: 0%
- 31 October 2025: 2.7%
- 2 March 2026: 6.8%
- 8 July 2026: 7.43%

The project was registered with the DLD on 10 October 2024, and construction is registered as starting on 1 November 2024. Since October 2025 the recorded figure has risen by about 0.58 points a month. At that rate the remaining 92.6 points would take more than a decade. The 30 April 2027 registered date is out of reach, and even Q2 2028 needs a much faster pace. The building is filed as three basements, ground, 12 floors and roof (Dubricks). The escrow account is with Mashreq Bank.

DLD sizes are from Dubai Data for the 12 months to August 2026. Developer sizes are from EZRE. The register lists 366 units in one building. Tanami Properties gives a full range of 370 to 2,427 sq ft from the launch material.

## Terra Tower prices and resale

Property Finder gives a launch price from AED 633,763, with bookings opening on 1 November 2024. Dugasta's current published prices start at AED 1,388,987 for a 1 bedroom and AED 2,076,053 for a 2 bedroom, about AED 2,001 per sq ft at entry (EZRE).

Registered DLD prices sit lower than the current list. Mitchell's counts 322 sales between 1 April 2024 and 24 September 2026. Dubai Data puts the 2025 median at AED 661,000 (AED 1,492 per sq ft, 268 sales) and the 2026 median at AED 953,000 (AED 1,600 per sq ft, 29 sales). By type over the 12 months to August 2026, studios sold at a median of AED 596,000, 1 bedrooms at AED 1.07 million and 2 bedrooms at AED 1.90 million. All sales were off-plan.

## Terra Tower payment plan

Dugasta publishes four plans (EZRE; JRE):

- **50/50:** 20% on booking, 30% during construction, 50% on handover
- **3 years after handover:** 20% on booking, 30% during construction, 1% on handover, 49% over 36 months
- **5 years after handover:** the same split, with 49% over 60 months
- **10 years after handover:** 10% on booking, 30% during construction, 60% over 10 years

Property Finder shows an earlier version of 10% at launch, 20% during construction, 10% on handover and 60% after handover. The 4% DLD fee is extra.

## What to check before buying at Terra Tower

1. **Which handover date the SPA uses**, 30 April 2027 from the register or the later Q2 2028 now published.
2. **The construction pace**, through DLD's project status enquiry for project 3278, since the tower was 7.43% built in July 2026.
3. **The total cost of a post-handover plan**, including how long the instalments run after keys.
4. **Registered sale prices against the asking price**, since the developer's list sits above the 2026 DLD median.
