## When will Terra Golf Collection be handed over?

Terra Golf Collection has a registered completion date of 31 December 2027 at the Dubai Land Department (DLD), under project number 2877. Current listings give Q4 2027 (JRE Dubai; Projects Scout). Earlier dates were sooner: a launch-era listing gave June 2027 (Kredium), and Propsearch recorded a Q2 2027 handover when Taraf appointed its main contractor in July 2025.

The DLD inspection on 1 September 2026 recorded 20.05% complete (DLD project register via Continental Club, inspection 1 September 2026). About 80% of the work, on DLD's figure, remained with 16 months to the registered date.

## Terra Golf Collection construction update

The DLD register gives a construction start of 31 March 2024 and lists the project as under construction (Mitchells, registry as at 4 October 2026). DLD's filed description is 77 units on 18 plots, with villas of basement, ground and two floors and townhouses of ground and two floors. Al Firas General Contracting was appointed main contractor in July 2025 (Propsearch). The developer's estimated project value filed with DLD is AED 331,211,000.

## Terra Golf Collection homes and sizes

Every home has six bedrooms. Taraf's August 2025 guide gives these sizes:

The launch price list also shows villa Types 2, 3 and 4 at 6,434, 6,921 and 8,028 sq ft (Kredium). DLD sale records use the plot figure: a 6 bedroom sold on 14 July 2026 is recorded at 2,439 sq ft, which matches the smallest townhouse plot.

## Terra Golf Collection prices and resale

Taraf launched the project on 14 December 2023. The launch price list ran from AED 7.24 million for a 4,671 sq ft townhouse to AED 20,005,000 for an 8,034 sq ft Type 1 villa, with Type 2 villas at AED 14,541,000 and Type 3 at AED 15,643,000 (Kredium). A phase 2 release of 20 furnished villas of 6,921 to 8,700 sq ft is listed from AED 18,805,500 to AED 21,261,450 (JRE Dubai).

DLD has registered 125 sales against the project, the latest on 14 July 2026 at AED 10.95 million for a 6 bedroom on a 2,439 sq ft plot (Mitchells; Propsearch).

## Terra Golf Collection payment plan

Taraf describes a 60/40 plan: 60% during construction and 40% on handover (Taraf, 21 August 2025). The launch schedule was:

- 10% down payment
- 10% two months later and 10% six months later
- 10% each at 30%, 40% and 50% construction
- 40% on handover

(Kredium). The phase 2 release is listed with 10% on booking, 40% during construction and 50% on handover (JRE Dubai).

## Terra Golf Collection developer and delivery record

Taraf is the real estate arm of Yas Holding and started selling homes in 2023. Terra Golf Collection was its third project, after Luce on Palm Jumeirah and Terrazzo Residences in JVC; CELLO in JVC followed in January 2024 (Taraf). The DLD register lists the developer entity as Taraf Development, with escrow at Emirates NBD.

## What to check before buying at Terra Golf Collection

1. **The SPA date.** Listings moved from June 2027 and Q2 2027 to Q4 2027, and DLD holds 31 December 2027.
2. **Which release the unit belongs to.** Phase 2 villas carry a 50% handover payment, against 40% on the launch plan.
3. **Built-up area against plot area.** DLD records show the plot, so price per sq ft from the register is not comparable with list prices.
4. **The unit count.** Sources give 84, 77 and 66 homes, so the plot and unit number in the SPA should match the DLD record.
