## When will Taraf 3 Residence be handed over?

Taraf 3 Residence has a registered completion date of 31 March 2028 at the Dubai Land Department (DLD), under project number 4192. Property Finder lists a Q1 2028 handover, which matches. Driven Properties and Grand Reve Realty show Q3 2028, so broker dates differ by up to six months.

The building was 5.88% complete at the DLD inspection on 5 May 2026 (DLD project register via Continental Club). The previous inspection, on 9 November 2025, had recorded no progress. Construction started on 1 November 2025.

## Taraf 3 Residence construction update

The DLD register lists Taraf 3 Residence as under construction, with 5.88% recorded on 5 May 2026 and no newer inspection in the extract of 4 October 2026 (Mitchells). The developer's estimated project value filed with DLD is AED 55 million (Propsearch).

The design consultant, CVTEC, describes the building as a basement, ground floor, four podium parking levels, 13 residential floors and a roof. The ground floor holds two shops and the lobby, and the first podium floor has the gym and pools. Propsearch counts 18 storeys plus a basement in JVC District 10.

## Taraf 3 Residence prices and resale

Booking opened on 1 November 2025 at prices from AED 760,400 (Property Finder). fäm Properties gives a launch date of 20 November 2025.

DLD has registered 11 sales against the project, including the original land purchase in November 2019. Off-plan sales registered so far include:

- studios of 438 sq ft at AED 779,035, AED 795,000 and AED 809,671 on 9 March 2026, about AED 1,780 to AED 1,850 per sq ft
- a 1 bedroom of 853 sq ft at AED 1,194,564 on 17 June 2026, about AED 1,400 per sq ft
- 2 bedrooms of 1,230 to 1,373 sq ft at AED 1,755,560 to AED 1,965,900 in February 2026, and 1,281 sq ft at AED 1,817,200 in December 2025
- the two shops at AED 2.71 million and AED 2.99 million on 18 June 2026

(Propsearch; Data Habibi). With so few registered sales, no resale trend can be drawn yet.

## Taraf 3 Residence payment plan

Brokers list a 40/60 plan: 40% paid before handover and 60% on handover (Driven Properties; Grand Reve Realty). The split between the booking deposit and construction instalments has not been published. On this plan the largest payment, 60% of the price, falls due at completion.

## Taraf 3 Residence developer and delivery record

DLD lists the developer as Taraf Properties FZCO, and Property Finder markets the project under Taraf Properties. Continental Club and some brokers label it Taraf Holding, but that name also belongs to the Yas Holding company behind [Terra Golf Collection](/projects/terra-golf-collection/), which is registered under a different entity. The escrow account is held at First Abu Dhabi Bank (Mitchells).

## What to check before buying at Taraf 3 Residence

1. **The completion date in the SPA.** DLD holds 31 March 2028, while some brokers quote Q3 2028.
2. **The 40/60 instalment schedule.** Brokers do not publish when the 40% falls due, so the SPA schedule is the one to read.
3. **The developer entity on the contract and escrow account.** The register names Taraf Properties FZCO, with escrow at First Abu Dhabi Bank.
4. **Progress against time.** 5.88% was recorded six months into a 29 month programme.
