## When will Talea by Beyond be handed over?

The Dubai Land Department (DLD) register gives Talea a completion date of 30 June 2028. Property Finder's dedicated Talea page lists June 2028 and Beyond's own product page gives 2028. Other sources print a later date: Propsearch, Engel & Völkers and several agents give Q1 2029. The register lists the project as Talea, DLD project number 3869, in the Forest District of Dubai Maritime City.

Construction is at the very start. Three DLD inspections, the latest on 24 March 2026, all recorded 0%, and the register gives a construction start of 30 March 2026. No later inspection had been published by 7 October 2026.

## Talea by Beyond construction update

The project was registered with the DLD on 29 July 2025, with inspections at 0% on 9 July 2025, 16 October 2025 and 24 March 2026 (Dubai Data). Its registered construction start is 30 March 2026. Beyond's construction update of 24 March 2026 reported progress on Aria, Saria, Orise, Sensia and The Mural, but did not mention Talea (Zawya).

The tower has a ground floor, three podium levels, a mezzanine and 39 residential floors (Offplans). It is the first of a series of towers in The Forest District, which Beyond says will include 65,000 square metres of parks, among them 55,000 square metres of woodland. The escrow account is held at Emirates NBD.

## Talea by Beyond homes and sizes

Beyond's launch release in August 2025 gave 354 residences, from 1 to 3 bedroom apartments to a few 4 bedroom penthouses, and the DLD register matches that figure. Beyond's product page gives 373 residences and four penthouses (OffplanInsight), which does not match the register.

## Talea by Beyond prices and resale

At launch in August 2025, 1 bedrooms started from about AED 2.2 million and 3 bedrooms from about AED 5.5 million (Elevation). The DLD recorded 309 sales in 2025, worth AED 1.01 billion, at a median of AED 2.45 million, and 19 in 2026 (Dubai Data). Sales peaked at 119 in August 2025 and 97 in September 2025, then slowed sharply; the last registered sale was a 757 sq ft 1 bedroom at AED 2.23 million on 1 June 2026.

Over the 12 months to September 2026, the median was AED 4.15 million, or AED 3,036 per sq ft, a figure pushed up by the larger 2 bedrooms sold in late 2025. Property Finder's Talea page shows the tower sold out, with a remaining listing from about AED 3.8 million.

## Talea by Beyond payment plan

Property Finder and Engel & Völkers list 10% on booking, 40% during construction and 50% on handover. Offplans shows the construction share as dated 5% instalments, for example in December 2025, March 2026, September 2026 and May 2028. ezre lists a later version with 20% on booking, 30% during construction and 50% on handover. In both, half the price is due at handover, plus the 4% DLD fee at booking.

## Talea by Beyond developer and delivery record

Beyond Developments is a brand of Omniyat Group, and the DLD lists the developer as Manarola Real Estate Developments. None of Beyond's towers had been completed by March 2026. Its most advanced project, Aria, was 72.9% complete in March 2026 with completion scheduled for Q1 2027, while Saria was at 10.32% (Zawya, 24 March 2026). ## What to check before buying at Talea by Beyond

1. **The completion date in the SPA**, which may say June 2028 or Q1 2029 depending on the release.
2. **Which payment plan applies.** The 10/40/50 and 20/30/50 versions put different amounts into the construction period.
3. **The first DLD inspection above 0%.** Three inspections in nine months recorded no progress.
4. **The legal seller on the contract.** Beyond markets the tower, but Manarola Real Estate Developments is the registered developer.
