## When will Sports View Residence 2 be handed over?

The DLD project register gives Sports View Residence 2 a registered completion date of 10 November 2029, and the developer's stated handover is Q4 2029. Bayut listings from July 2026 also give Q4 2029, although one of them mentions Q1 2027 in its highlights, a date the register does not support.

The building is registered as DLD project 3836, "Sports View Residence 2 By Al Helal Al Zahaby", in International City 2, in the Warsan Fourth area. Its escrow account is with Emirates Islamic Bank. The developer, Al Helal Al Zahaby Real Estate Development, also markets as HZ Development (Westgate Dubai).

## Sports View Residence 2 construction update

DLD inspections show:

The building gained 10.34 points in the three months to August 2026. It is a ground plus six floor residential building with a schedule that runs to late 2029. Continental Club's projection from the recent pace puts 100% in November 2028, a year ahead of the registered date. The register gives two different construction start dates, 1 August 2025 and 10 November 2025.

- 1 three bedroom apartment: AED 2,000,000

Agent asking prices in July 2026 included a studio at AED 663,536 and a 390 sq ft studio at AED 500,000 for cash (Bayut). With 22 of 128 units sold by the end of September 2026, most units were still unsold in the register.

## Sports View Residence 2 payment plan

Agent listings on Bayut in July 2026 advertised a 60/40 plan, with discounts of up to 15% for full cash payment, 8% on selected payment plans and 5% on studios. The developer has not published a full schedule on the main portals, and the DLD listing on Continental Club gives no plan. The SPA sets the actual instalments.

## Sports View Residence 2 developer and delivery record

Al Helal Al Zahaby's first building in the area, Sports View Residence, is a ground, six floor and roof building in International City that is marked sold out. Its marketed date has varied: Westgate Dubai listed Q4 2025 (28 January 2026) and Binayah Properties listed Q4 2026 (11 July 2026), with a 10% down, 50% during construction and 40% on handover plan.

## What to check before buying at Sports View Residence 2

1. **Which date the SPA uses.** The register says 10 November 2029; at least one listing says Q1 2027.
2. **The payment schedule in writing**, since only a 60/40 headline split has been advertised.
3. **The first building's handover.** Its completion will show how the developer delivers in International City before Sports View Residence 2 is due.
4. **The furnishing package** included in the price, since listings describe units as sold furnished.
