## When will Sparklz by Danube be handed over?

Danube unveiled Sparklz at the International Property Show in April 2025, with booking opening from June 2025. Property Finder and Propsearch both estimate a handover of 31 May 2028, though this is a portal estimate rather than a date Danube has announced in its own press material.

## What is the Sparklz by Danube payment plan?

Property Finder lists three payment options for Sparklz, all of which push a share of the price to after handover:

As a worked example, using Option 1 on the studio price of AED 900,000, the 10% deposit is AED 90,000. The 4% Dubai Land Department registration fee adds a further AED 36,000. That puts the cash needed at booking at about AED 126,000, before any other admin fees. This is an example for one unit at one price point, not a quote.

Danube Properties says it has completed 16 projects to date, with 16 more under construction, and had 11 further projects due for handover within 12 months of its July 2026 announcement. It publicises early handovers rather than delays, including Pearlz, delivered 6 months ahead of schedule in May 2024, and Opalz, its third consecutive early handover, in April 2025.

## What to check before booking

1. **The handover date in your sale and purchase agreement**, since 31 May 2028 is a portal estimate, not a figure confirmed in Danube's own launch material.
2. **Which payment option you are signed up to**, given the three plans push different shares of the price to after handover.
3. **How the 4% DLD registration fee is billed** alongside your chosen plan, since Danube's public material does not spell this out project by project.
4. **The DLD project status** for the building, through the Dubai Land Department's project status enquiry service, once construction is under way.
