Wellington gives Q4 2027 as the handover date, and the Dubai Land Department (DLD) project register, where the project appears as "South Park Residences By Wellington" in Saih Shuaib 2, holds a registered completion date of 15 December 2027. Propsearch also estimates December 2027.

Construction is well ahead of that date. At the DLD inspection on 20 July 2026 the project was 91.33% complete, with 17 months left to the registered date. Some agent listings have advertised an earlier handover, Q4 2026 in a July 2025 Property Finder listing and December 2026 in a June 2026 listing, but Wellington has not announced a date earlier than Q4 2027.

The DLD register records construction starting on 16 December 2024; Data Habibi gives April 2025. Progress rose by 8.85 points between inspections on 24 April 2026 (about 82.5%) and 20 July 2026 (91.33%) (DLD project register via Continental Club).

Propsearch names Gestalt Contracting as main contractor. The developer's estimate of the project value filed with DLD is AED 21.1 million. The escrow account is with ADCB.

## South Park Residences by Wellington homes and sizes

The project is a small gated cluster of 23 townhouses, registered as villas TH-01 to TH-23 (Overit, DLD data). Each has four bedrooms over a ground and first floor, with a service room, a private garden and a roof terrace. Shared amenities listed by agents include a pool, a gym and a padel court.

The DLD register lists it as a separate project, South Park Residences 2 By Wellington in Saih Shuaib 2, with a registered completion date of 20 June 2028. It was 91.25% complete at the DLD inspection of 20 July 2026.

## South Park Residences by Wellington payment plan

Data Habibi lists a 35/65 plan: 35% on booking, nothing during construction and 65% on handover. Property Finder shows the same split for the "South Park Residences 2" release. Agent listings have also quoted 30/70, and a July 2025 listing advertised 20% to book. With most of the price due at handover, the timing of handover decides when the large payment, or the mortgage drawdown, falls.

The DLD register lists the developer as Wellington Elite Real Estate Development, part of Wellington Developments. Wellington has other registered projects in Dubai, including Wellington Grand Villas and Wellington Ocean Walk on Dubai Islands.

## What to check before buying at South Park Residences by Wellington

1. **Whether the unit is from the original 23 townhouses** or the "South Park Residences 2" release, and the handover date the SPA gives for it.
2. **The amount due at handover.** On a 35/65 plan that is about AED 1.5 million to AED 1.7 million on recent prices.
3. **Snagging and completion certificates**, given that the project is above 90% and handover could come before the registered date.
