## When will South Bay be handed over?

South Bay is being handed over phase by phase, and on the DLD register no phase has yet been completed. Dubai South said on 29 January 2026 that about 1,300 units across South Bay and South Living Tower were scheduled for handover during 2026 (Dubai Media Office). It did not split that figure by phase.

The two oldest phases have passed their registered completion dates. South Bay 1 was registered for 10 March 2025 and South Bay 2 for 30 May 2026. At their latest DLD inspections they were 93.72% (23 July 2026) and 93.8% (30 June 2026) complete. A DLD enquiry on 20 September 2026 still showed both as active, not finished (withlida). Some broker pages describe phase 1 as handed over in 2025, which the register does not show.

The later phases carry no completion date on the register. Dubai South gave Q1 2027 for phase 4 when it awarded the construction contract in April 2024.

## South Bay construction update

DLD inspections by phase, from Continental Club, Mitchell's, HomeSearch and a DLD enquiry reported by withlida:

- **South Bay 1 (251 homes):** 93.72%, 23 July 2026
- **South Bay 2 (145 villas):** 93.8%, 30 June 2026, up 3.38 points from 4 November 2025
- **South Bay 3 Premium (213 homes):** 88%, 23 July 2026
- **South Bay 4 Premium (138 units):** 85.5%, 20 September 2026
- **South Bay 5 Premium (144 homes):** 78%, 22 July 2026
- **South Bay 6 Premium (189 villas):** 82.06%, 23 July 2026, up 37.53 points from 11 February 2026

GINCO General Contracting built the first two phases and the infrastructure. Al Kharafi Construction holds an AED 1.5 billion contract for phases 3, 4 and 5 (Dubai South, April 2024) and also builds phase 6 (Bayut).

## South Bay homes and sizes

The community sits around a 1 km crystal lagoon with beaches and a 3 km promenade. Dubai South describes about 800 townhouses and villas plus more than 200 waterfront mansions; the six phases on the DLD register add up to 1,080 units.

## South Bay prices and resale

Phase 1 townhouses launched from AED 1.9 million in 2022 (GRAF). Launch prices rose with each phase, from about AED 869 per sq ft for South Bay 2 to AED 1,019 for South Bay 3, AED 1,133 for South Bay 4 and AED 1,249 for South Bay 6 (Data Habibi).

Recent DLD sales in South Bay 1 include 5 bedroom villas at AED 4.0 million to AED 5.225 million in August and September 2026, with the latest at AED 5,000,000 on 25 September 2026, and 4 bedroom townhouses at AED 3.0 million to AED 4.6 million in 2026 (Mitchell's; Data Habibi). In South Bay 5, a 7 bedroom mansion sold from the developer for AED 21.85 million on 26 March 2026, and 4 bedroom resales went for AED 3.6 million to AED 3.95 million (dxboffplan, DLD data). Dubai South said every phase had sold out, the last within four hours of its July 2024 launch.

## South Bay payment plan

Plans changed with each release:

- **Phases 1 and 2:** launched with 80/20 and 50/50 plans (Bayut); GRAF describes phase 1 as 50/20/30 with 18 months of payments after handover.
- **Phase 3:** 5% down, nine instalments of 5%, 20% on handover and 30% after handover in six 5% instalments (Bayut).
- **Phases 5 and 6:** 5% down, 55% during construction, 20% on handover and 20% within 24 months after handover (Bayut).

Resale buyers usually take over the seller's remaining schedule, including any post-handover instalments.

## South Bay developer and delivery record

Dubai South Properties is the property arm of Dubai South, the government master developer around Al Maktoum International Airport. It delivered The Pulse Beachfront, 800 units, in 2025 (Dubai Media Office, 29 January 2026). At South Bay, phase 1 is 19 months past its registered date of 10 March 2025, while phase 6 gained 37.53 points between February and July 2026.

## What to check before buying at South Bay

1. **Which phase the home is in.** Progress runs from 78% to 94% and only phase 4 has a published developer quarter.
2. **The SPA completion date and grace period**, since the South Bay 1 and 2 registered dates have passed.
3. **Post-handover instalments still owed** on a resale, which differ by phase.
4. **The DLD project number**, for example 2452 for South Bay 1 and 2584 for South Bay 2, in DLD's project status enquiry.
