## When will Soulever by Beyond be handed over?

Beyond said Soulever would be completed in the first quarter of 2029 when it unveiled the project on 3 October 2025 (Gulf News). The Dubai Land Department (DLD) project register, where the project is listed as "Soulever by Beyond" in Jumeirah Peninsula Bay, holds a registered completion date of 30 December 2028. Propsearch shows Q4 2028 and Property Finder shows January 2029, so the portals sit either side of the registered date.

The register has only one inspection for Soulever, dated 22 September 2025, at 0% complete. It records the construction start as 30 March 2026. With no later inspection published by 11 October 2026, there is no DLD progress figure yet to test the 2028 date against.

## Soulever by Beyond construction update

Soulever is DLD project number 4084. The September 2025 inspection photos show an empty plot, and Propsearch still lists the project as "planned" (updated 6 October 2026). The registered construction start of 30 March 2026 matches the booking and construction start dates shown on Property Finder.

For comparison, Beyond's first two projects in the same district were further along. Beyond reported Saria at 10.32% complete in March 2026 (Zawya, 24 March 2026), and Orise was 8.61% complete at a DLD inspection on 7 May 2026.

## Soulever by Beyond homes and sizes

Soulever has two towers. Storey counts differ by source: Propsearch gives 35 and 48 storeys, while Property Finder gives 44 and 31. The DLD register lists 517 units across 3 buildings, made up of 513 homes and 4 retail units. Gulf News reported 513 residences in a project valued at AED 2.6 billion, designed by SAOTA with interiors by ARRCC.

The DLD unit mix is 229 one bedroom, 200 two bedroom (including 8 chalets), 65 three bedroom, 17 four bedroom and 2 five bedroom units.

## Soulever by Beyond prices and resale

Propsearch and Property Finder give a starting price of AED 2.53 million. The DLD register shows 230 sales since 2025, all bought from the developer. Median prices are AED 3,088,480 for a 1 bedroom of about 850 sq ft, AED 5,395,000 for a 2 bedroom of about 1,400 sq ft, AED 8,256,000 for a 3 bedroom of about 1,970 sq ft and AED 13,184,000 for a 4 bedroom. The overall median is AED 40,619 per square metre, about AED 3,774 per sq ft (Continental Club, register updated 4 October 2026).

Recent registered sales in Tower 2 include a 1,403 sq ft 2 bedroom at AED 5,613,440 on 17 September 2026 and an 856 sq ft 1 bedroom at AED 2,982,720 on 9 September 2026 (Propsearch). Property Finder listed 37 resale offers in October 2026.

## Soulever by Beyond payment plan

Soulever is sold on a 50/50 plan:

- 50% during construction
- 50% on handover

On a 1 bedroom at the DLD median of AED 3,088,480, the handover payment is about AED 1,544,240. The construction instalment dates are set in each SPA.

## Soulever by Beyond developer and delivery record

Beyond Developments is part of Omniyat Group. At Soulever's launch, Beyond chief executive Adil Taqi said the company had introduced seven projects in one year (Gulf News, 3 October 2025). None of Beyond's projects had been completed by October 2026; Saria and Orise, its earlier towers in the same district, are both expected in Q1 2028. ## What to check before buying at Soulever by Beyond

1. **The completion date in the SPA.** The register says 30 December 2028, Beyond said Q1 2029 and Propsearch shows Q4 2028.
2. **The first DLD inspection after the March 2026 start**, which will be the first real measure of progress.
3. **Which tower the unit is in.** Sales so far are recorded by tower, and the two towers differ in height.
4. **Funding for the 50% handover payment**, which on most units is above AED 1.5 million.
