## When will Sobha Sanctuary be handed over?

Sobha Sanctuary launched on 26 January 2026, so nothing has yet been built or delivered. Sobha's own guidance and property portals put the first handovers several years out.

As of September 2026, no part of Sobha Sanctuary has been handed over, and the Dubai Land Department's project register should be checked for any building once construction begins.

## What is the Sobha Sanctuary payment plan?

Property Finder lists The Grove at Sobha Sanctuary on a 20% at launch, 40% during construction, 40% on handover plan.

## What do homes at Sobha Sanctuary cost?

Sobha's own launch price in January 2026 started from AED 3.99 million. The Grove, a later villa release, lists a higher entry price of AED 9.3 million for a four-bedroom villa, rising to AED 14 million for six bedrooms. These are different clusters within the same community rather than a price change on the same unit.

## Who is the developer and what is its handover record?

Sobha Realty's other Dubai projects show a mixed but generally on-schedule record: Sobha Crest Grande received its Building Completion Certificate in March 2026, and Sobha named Hartland 2, Verde and Reserve for handover within its planned 6,819 units in 2026. Sobha Sanctuary is a new launch with no construction milestones yet, so its own delivery record cannot be assessed until building starts.

## What to check before booking

1. **Which phase you are buying into.** The first villas are not due before Q3 2029, and other clusters within the 20,000-home plan will follow later still.
2. **The payment plan for your specific cluster**, since The Grove's 20/40/40 differs from the 60/40 split Sobha uses on some other current launches.
3. **Construction progress**, once available, through the Dubai Land Department's project status enquiry service. As of September 2026 the project had not started construction tracking.
4. **The completion date and grace period** written into your own sale and purchase agreement, not the launch-day estimate for the whole community.
