## When will Sobha One be handed over?

Two published dates do not fully agree. Property Finder's project page lists Q4 2026, meaning by 31 December 2026. Propsearch's tracker, last updated 15 September 2026, gives an earlier estimate of June 2026, which has already passed without a confirmed handover reported. Separately, Sobha's own July 2026 statement named Sobha One among five projects, alongside Sobha Hartland, Hartland 2, Reserve and Verde, that it planned to hand over in 2026 as part of a record 6,819 unit delivery target.

## What is the Sobha One payment plan?

Property Finder lists a plan of 20% at launch, 40% during construction and 40% at handover.

As a worked example only, for a 1 bedroom unit at the current AED 1.6 million starting price, plus the 4% DLD registration fee of AED 64,000: the 20% due at launch is AED 320,000, bringing the amount due at booking to AED 384,000 once the fee is included. The 40% construction share is AED 640,000, and a further AED 640,000 is due at handover.

## Who is the developer and what is its handover record?

Sobha Realty is the developer. In July 2026 it said it planned a record 6,819 handovers across five Dubai projects in 2026, worth about AED 21.6 billion, naming Sobha One alongside Sobha Hartland, Hartland 2, Reserve and Verde by Sobha.

## What to check before booking

1. **Which handover date applies to your unit**, since Property Finder and Propsearch give different figures for Sobha One.
2. **Whether Sobha has confirmed handover for your specific tower**, given the community has five interlinked towers of different heights.
3. **The DLD project status** for your building, through Dubai Land Department's project status enquiry service.
4. **How the 4% DLD fee is billed** alongside the 20/40/40 instalments, in writing, before you book.
