## When will Skyhills Residences be handed over?

Skyhills Residences is handed over. HRE Development announced on 23 April 2026 that it had started handing over the project, after a launch event on 20 April 2026, and described the delivery as six months ahead of schedule. The project's RERA technical brochure for Tower 1 - West gave an anticipated completion date of October 2026, and Data Habibi lists 31 October 2026.

Tower 1 - West is the name used in the brochure and on property portals for the taller of the two towers, with 40 floors. Tower 2 - East has 33 floors. On the Dubai Land Department (DLD) register, the whole project is named Skyhills I by HRE, and sale records list the buildings as Skyhills Residences - 1 and Skyhills Residences - 2.

HRE had told owners in its handover FAQ that early handover was expected in February 2026, once the Building Completion Certificate was issued. Handover started about two months after that.

## Skyhills Residences construction update

Construction is complete. The DLD registered the project on 1 October 2023 and construction began that month. The latest DLD inspection, on 14 July 2026, recorded 100% (Homesearch, DLD data). Propsearch dates completion to April 2026. Ready resales were being registered by September 2026.

Skyhills Residences 2 is a separate HRE project nearby. The DLD register recorded it 95% complete at the inspection of 28 July 2026, up from the 91.2% HRE reported for 19 June 2026, against a registered completion date of 1 June 2026 (DLD register via Continental Club). Its dates do not apply to Tower 1 - West.

## Skyhills Residences homes and sizes

The DLD lists 1,145 registered units by layout, including 10 shops. Propsearch and the technical brochure give 1,135 homes, with 637 in Tower 1 and 505 in Tower 2. All apartments are sold furnished.

Unit counts and sizes are from the DLD register, via Homesearch. In Tower 1 - West, the 3 bedroom apartments and the duplex are on floors 38 and 39, and floor 39 has a residents' lounge and infinity pools (Gold Pillars; Propsearch).

## Skyhills Residences prices and resale

Prices at launch started from AED 617,777 for a studio (Propsearch). Launch prices for Tower 1 - West were listed from AED 617,780 for a studio, AED 917,780 for a 1 bedroom and AED 1,277,780 for a 2 bedroom.

The DLD has recorded 1,125 sales at a median AED 978,000 (Homesearch). In July 2026, studios sold for AED 703,421 to AED 710,000 and 1 bedrooms of 611 sq ft for AED 864,498 to AED 940,000. In September 2026, a 575 sq ft studio sold for AED 840,000 and a 958 sq ft 1 bedroom for AED 1,258,777 (Data Habibi, DLD). A 1,068 sq ft 2 bedroom sold as a ready unit for AED 1,425,000 on 17 September 2026 (Propsearch).

Rents registered in August and September 2026 were AED 52,000 to AED 55,000 a year for studios, AED 67,000 to AED 90,000 for 1 bedrooms and AED 120,000 to AED 148,000 for 2 bedrooms (Data Habibi). The 2026 service charge median for completed buildings in Dubai Science Park is AED 17.06 per sq ft (DLD service charge index, via Continental Club); Skyhills' own budget is not published there.

## Skyhills Residences payment plan

HRE sold Skyhills with Octa Properties on a 60/40 plan: 20% on booking, 40% during construction and 40% on handover (Propsearch; Real Estate Club Dubai). A second option put 20% on booking, 30% during construction, 10% on handover and 40% over 36 months after handover (Data Habibi). With handover from April 2026, buyers on the 60/40 plan owed the 40% balance from then. On a studio at the AED 617,777 launch price, that was about AED 247,000.

## Skyhills Residences developer and delivery record

Skyhills Residences is HRE Development's first completed project as a developer. HRE started as a contractor and says it has built more than 200 projects in the UAE (Gulf Business, 21 April 2026). Its in-house contractor built Skyhills. Its next projects include Skyhills Residences 2 and 3, Skyhills Astra and Sakura Gardens in Falcon City.

## What to check before buying at Skyhills Residences

1. **Which tower the unit is in.** Listings use Tower 1 - West and Tower 2 - East, and DLD sale records use Skyhills Residences - 1 and - 2.
2. **That the listing is Skyhills Residences, not Skyhills Residences 2 or 3**, which are separate HRE projects with later dates.
3. **Whether a post-handover balance is still owed** on the unit, under the 36 month option.
4. **The building's own service charge budget**, since the area median is only a benchmark.
