## When will Six Senses Residences Dubai Marina be handed over?

Select Group's own development page and Property Finder both list July 2028, the third quarter, as the handover date for this 122 storey tower, launched on 31 October 2024. Bayut's guide gives a different year, 2029, and separately states construction was 30% complete at the time it was written. The date in your sale and purchase agreement is the one that applies to your unit.

## What is the payment plan?

Select Group and Property Finder both list a 20/20/60 structure: 20% at launch, a further 20% during construction split into two instalments, and 60% on completion.

As a worked example only, for a 2 bedroom unit at the current AED 5.76 million starting price, plus the 4% DLD registration fee of AED 230,400: the 20% due at launch is AED 1,152,000, bringing the amount due at booking to AED 1,382,400 once the fee is included. A further AED 1,152,000 is due during construction, and the remaining AED 3,456,000 is due on completion.

## What to check before booking

1. **Which handover year applies to your unit**, given Select Group and Bayut do not agree on 2028 or 2029.
2. **The construction progress figure for your specific date of enquiry**, since this changes as the build advances.
3. **The DLD project status** for the building, through Dubai Land Department's project status enquiry service.
4. **The balance due on completion**, since 60% of the price is a large final payment under this plan.
