## When will Sierra by Iman be handed over?

Iman Developers gave a Q2 2029 completion date when it announced the groundbreaking of Sierra by Iman, and the Dubai Land Department (DLD) register gives a registered completion date of 30 June 2029 for project 3835. Property Finder shows January 2029, earlier than both the developer and the register.

The DLD inspection on 10 August 2026 recorded 3.74% complete, with almost three years to the registered date.

## Sierra by Iman construction update

DLD inspections recorded 0.20% on 14 January 2026 and 3.74% on 10 August 2026, a gain of 3.54 points in seven months (Continental Club, registry updated 4 October 2026). The register gives the construction start as 1 November 2025, while Property Finder and Data Habibi give June 2025, so sources differ by about five months. Iman marked the start of construction with a groundbreaking announcement on its website.

The registered building is one tower of a basement, ground floor and 41 floors, with amenity areas on the 1st and 17th floors. Iman describes a 75,000 sq ft amenity deck with pools, a fitness centre, yoga areas and a clubhouse. The escrow account is held at Dubai Islamic Bank.

Sizes are from the DLD register via Continental Club and exclude the smallest and largest 5% of each type. Broker listings also show 1.5 and 2.5 bedroom layouts, including 2.5 bedrooms of 1,063 to 1,176 sq ft (Ezre).

## Sierra by Iman prices and resale

Iman launched Sierra on 9 September 2025 as an AED 900 million project with prices from AED 799,000. DLD records 528 sales since 2025, all from the developer, at a median AED 18,083 per square metre, about AED 1,680 per sq ft (Continental Club).

Five studios of about 417 sq ft registered between 28 September and 2 October 2026 at AED 792,313 to AED 833,231. Current broker listings start higher, from AED 835,000 for a studio (Ezre, accessed 11 October 2026).

## Sierra by Iman payment plan

The plan is 60/40: 20% on booking, 40% during construction in four instalments, and 40% on handover (Continental Club; Ezre). OffplanIndex lists a 20/20/60 version, so sources differ on the construction share.

On a studio at the AED 799,000 launch price, the 60/40 plan means AED 159,800 at booking, plus the 4% DLD fee of about AED 31,960, and AED 319,600 on handover. Nothing is listed as payable after handover.

## Sierra by Iman developer and delivery record

Continental Club records Iman Developers as founded in 2016. Iman says the Dubai Land Department named it among the "Top 10 Fastest Project Completion in 2020" at Expo 2020. Its other projects on the DLD register include One Park Square by Iman.

## What to check before buying at Sierra by Iman

1. **The completion date in the SPA**: Q2 2029 and the DLD's 30 June 2029 agree, but Property Finder's January 2029 does not.
2. **The construction instalment dates**, which are spread over four payments while the tower was under 4% built in August 2026.
3. **Which payment split applies**, since 60/40 and 20/20/60 both appear in listings.
4. **The unit type and size on the DLD record**, since brokers list 1.5 and 2.5 bedroom layouts that the register does not show as separate types.
